we're subdividing into 25 foot sections with the, you know, primary dwelling adu and j. adu. um, that would make these only 20ft wide in every case, which would make them almost again, unbuildable, uh, this is going to have a significant impact on the ability to create housing in our city. and it concerns me as an architect that our community was not even, um, approached to discuss this. this was introduced only in november, and it's already moving through the basic, you know, but this is a big deal. well, the six section that the fire department, um, cited that fire at 720 masonic. that's an old housing project with no second exit and a very narrow tradesman alley with electric and gas meters in it. that is not the case of a subdivided lot that's got new construction. modern new construction is required to be sprinklered. it has to meet significant fire safety standards that were not in place when our original housing stock was built. so i don't see this as an apples to apples, um, you know, straight safety concern. i see it as an overall each in making a major change to the

this isn't touching access to adu in theic ba. down the 3 foot entrance and there is a gas meter and garbage cans in. we work with it. this is a lot split. selling my backyard to somebody else and has to be no more then 60/40. if i sell 40 percent of my back lot and no longer have a say what is happening back there and they can build 2, 800 square foot units, we can actually get to the building in the back. that's it the issue. i really believe when they wrote this the 4 feet was property lines when the built the new building and didn't have to do with the building in the front because no where else in california do they go less then 5 feet. we are saying is give us our 5 feet. let us do our job, otherwise you build a neighborhood behind the building and make it hard on the fire deerment pa. i won't be around in the 10 years but i got to look out for the people and work with and children and those who join the fire department and that is all we are asking for. >> thank you. a point of clarification for the sponsor, looking at the-

there have been two circumstances where a small adu accessory dwelling unit was built as manufactured housing so that that is manufactured housing is regulated by the federal housing and urban development. and in that case, local ordinance of this sort do not apply. but those are very small units on the back of an existing unit. and you wouldn't be able to take the same approach for an entire new development. in general, though, the other thing that we can see from the data is it takes some time between when a building application is submitted and when the architect and engineers design the project , get to the stage of the process where they provide this level of detail. so we have a limited set of buildings that really made it that far in the process. even in the first couple of years and next slide, please. and i'd be happy to answer questions if there are any questions, comments. yes. this i think we heard this presentation last year and last year. the data was, i think almost all the data was don't know yet. so it's good to see that we have at least 60 applications that actually
