currently it goes up to 90% or 100% ami. we could bring that up to 120% ami. reserving a portion caps out at 90 to 100% ami. want to go past a certain point, ami does become market rate. supervisor wiener: how many bmr ownership units do we have? >> we have 1000 units. we're not going to be building a great deal more. those units are limited to resale and a limited number coming up under bmr. >> iowe have 1060 and we do not anticipate adding more. >> that is correct. supervisor wiener: the inclusion rental program is to lower income. tehe bmr program for moderate income people it would be fair to say is sort of running out of steam a little bit? since it did not anticipate an increase in the number of those units targeted to 90%-100% of ami? >> it is still a valuable vehicle for producing a certain amount of below market rate but in terms of comparing the number of units that would be generated out of the bmr program to the overall number of housing units, it is a small percentage. >> you're going forward with 1060 and in the future will not add much more. >>

50% ami. only 6% of the studios are affordable. when i go up to 80% it goes up to about 54% and 120%, 93% of all the available rentals are affordable to that population. again you can see at 50% it is very difficult to find almost any affordable rentals. at 80%, it becomes slightly easier. at 120% even for three bedrooms, you've still have 51% of those units available. just as a point of reference in terms of the point about rent burden, in san francisco, 36% of all renters pay 35% or more of their income toward their housing costs. if we're saying rent burden is 30% we know that 36% of renters, 72,000 rental households pay more than 35% of their income. toward their housing cost. supervisor wiener: those numbers you just quoted, that was for a studio. if you look at two bedrooms for 80% of ami, 6% is affordable. ito go to a one bedroom for 80%, only one-third. >> right. supervisor wiener: for a two- bedroom, 40%, 16%. >> this reflects the number of two-bedroom and three bedrooms available so

now, in solano county, a 100% ami can afford 300%. it collapsed really in a way that has depressed housing prices and will continue to keep housing prices depressed, particularly in the east bay. san francisco build a lot of housing by our standards, but we did not build as much as other jurisdictions in other parts of the bay area, and while it has come down, it has not come down as much as in other parts of the bay area. there is cheaper housing in the bay, or we certainly have our economic nietzsche in san francisco. i am concerned that this will disrupt where san francisco sits in the regional economy going forward because the housing is going to be some much more affordable in the bay area going forward. there is so much to absorb. and while the amazing you do not want to move out of your house in san francisco to solano county, you may move to oakland, and the person in oakland may move from oakland to solano county, and we are all one housing market with in the bay area, and we're all affected by these trends. so this pattern o
