ann marie rogers, planning department staff. i just wanted to [speaker not understood] reiterate the planning commission's commitment to inclusionary housing program and they feel these updates are crucial to the success and clarity of the program. they originally recommended approval in december of last year and there are some recent additions that are before you and they just last week, they recommended approval of those. so, here are their recommendations from last week. and i reviewed the proposed amendment and everything is in line and thank you very much for having us here today. >> thank you, ms. rogers. mr. adams? >> so, as ann marie mentioned, the planning commission last december approved an update to our procedures manual and that update really codified a series of best practices and lessons learned over the last five years of managing the program. we're very pleased to, to have inclusionary program which is really considered one of the best around the country. and i want to recognize shondra eagan who is here with us

i'm ann marie green.ul winter storm that hammered parts of the mid-atlantic is sweeping into new england. overnight strong winds and waves threaten beach front towns up ask down the coast with heavy flooding. massachusetts is expected to get hit particularly hard. about 30 miles southeast of boston dozens of streets were closed after two and a half feet of water washed ashore. the high waves and strong winds are expected to cause extensive beach erosion. inland the issue is snow. parts of new england could see up to a foot. some ten inches are expected in boston before it's all said and done. the good news? the storm should move out to sea later today. cbs news weather consultant david bernard has the details wrrlts. >> a light to moderate heavy snow continues to blanket most of southern new england and also the tristate area. occasionally the snow bands are heavy, and we're going to see additional accumulating snows over the next six hours or so. winter storm warnings continue for much of massachusetts a

> good afternoon and thank you for paying close attention to this issue and thank the staff and anne marie conroy for putting this together and us part of it and i will acknowledge theresa who works on my staff as chronic absteism and involved with the oakland school district and i partner with tony smith and this man brought innovation to the oakland school district which has a lot of challenges which he may go into. i won't. so i really echo what jeff said about soft or hard power but let me tell you from my standpoint. i have a nephew who was in school and was bullied and there were sexual overtones to it and the result is he left the school and i spent time working with the school and my district and it wasn't my area and educate them about what bullying meant and in the most heinous way described to them and it went no where and that gave me the lesson in life we have children that are in fear when they go to school so they don't go and my priority is to have safe schools and they can be educated and create their path to a successful future and it's a healthy environment and bullying

i've indicated to melinda and certainly ann marie and her coordination of this, we will be on the forefront with our school district and our administrators and our commissions to work together with the bay area to end this, to talk about it and expose it and to continue really carrying out a promise that we have made as leaders in our very dynamic bay area. we will not tolerate intolerance and we will expose it, get rid of it, and we will educate our kids, the next generation who will hopefully inherit a better world. we've got to set those conditions for that to happen. this is why i am so appreciative of so many of the different levels of law enforcement, education and nonprofits to come together and share the practices, share what we can do, and then do what's right, continue and support those programs that will help us. so, with that, i am very fortunate and glad to share this with you and be part of this afternoon's great conversation and thank you again for all of your commitments. i appreciate it very much.
