you can see the arena in the background just to the left. so just looking at more detail in more detail at the plan this is again the site plan at a larger scale. you can see here in more detail how the southern edge is treated with the opportunity to step down into the water and have human powered craft enter the water at that stage -- at that point. the opportunity for biofiltration. the very generous public plazas -- actually more than 50% of the site is publicly accessible area in these terrace plazas around the arena and around the retail. can you see the two retail pavilions and you can see the arena, and then on the left-hand side of the embarcadero here on the western side you can see how saw wall lot 330 is laid out. you have the water tower in the corner and propose two more towers and residential and hotel and podium at the same level for the water mark tower scpurnd the podium there is a mixture of retail and office and parking. now we know that there is a lot of community concern and interest in the towers and i just would echo

and the largest mass of the arena would have on these surroundings. there is an area that is more or less open out towards the edge. and we found that by placing a building there, it would also diminish the impact of views and experience along the embarcadaro. so, this is where the pier is based centrally as you might have seen it in the past. this is moving it out and rotating it slightly so it falls into a zone which we feel has least impact more towards the east than originally anticipated. now, there are a number of other concerns about these view corridor studies of seawall. i'd like to address those in a moment. for the meantime i'd like to say these corridor studies are important to the arena itself. there is a very large structure and will have certainly the most impact on the surroundings, more than the structures that are anticipated in building here. >> before you move on, if i can ask the question, because it's come up with some of the our residents [speaker not understood]. can you go over which sites you've examined and how you chose tho

the artist's rendering show the most favorable use of the arena. if you do some simple geography, pick any point on the embarcadaro and see what is going to be blocked out, you'll see anywhere from 24 to 68 degrees of the horizon is going to be completely blocked. likewise, despite mr. wells' protest -- protestations being transparent, telemundo be enclosed. you might as well build it underground. the height will be 140 feet all the way around, completely opposite of the giants ballpark, descends 140 feet. people already talked about the traffic. up to 300 days of the year, events they'll have, even though you say 205 now. you know, i submit to you either force them to make nice with the giants and build it as part of the development that they're doing down there where they already said they had considered having an arena type development, or put it down at hunters point since there is not going to be a football stadium down there. seriously we'd be better off letting the piers rot and fall into the water at this point just because someone built so

we've pulled all of the support facilities into the arena as far into the core as we can. if you see there is a gray spot in the middle right next to the blue with a bunch of parks in it, that's where the loading dock s. so, we've pulled the loading dock deep into the project so it will have as little impact on the surroundings as possible. the parking area that we are obliged to provide is also buried deep in the project so it's underneath this raised plaza and the raised plaza helps camouflage the sound and site of the parking to the neighborhood and the yellow off to the left there is the retail component. and just to the south you'll see an open park, low-rise access both to the arena and to the retail establishment. it's down at street level. inside the arena, as i mentioned earlier, we're promoting the use of glass at all the public areas as much as possible so that while you're in the large public concourses that lead to the seating areas, you'll be able to look out over the harbor and have these kind of amazing views of the city. likewise, you'll be able to see bac

many of the neighbors are as interested in what is going on in lot 330 as arena. december 4th we are having third transportation workshop in which peter albert will describe more indepth on 19th. that's been announced previously. there is a proposal for community advisory meeting on 11th. if we hear feedback that doesn't work that is not a meeting the city or warriors need to hold before the holidays. we thought that was responding to the cac's desire to have another before the holidays but that is an entirely flexible date. then we were proposing two scoping meetings in order to get input as to the scope. it is somewhat unprecedented to have two. one december 13th and one january 8th or 9th. that is the current near term schedule. i want to emphasize as strongly as possible that we feel we are at the cac's disposal to schedule any and all future meetings. >> i certainly think that we probably need to think how we develop the agenda for the cac is that is a citizen-driven process. my feet back is i think that having a scoping meeting which is substantive in the co

likewise, you'll be able to see back into the arena when there are activities at night. we are looking to provide an open, sort of openly publicly accessible outdoor ramp that leads up to the side of the building that gives unique views of the harbor that cannot be found really anywhere else in the city. and the possibility we hope to plan for an observation deck related to this ramp itself. the retail functions of the site are placed in a low-rise structures that are very much in the quality and appearance, esthetic of the original structures along the piers. so, they're about 60 feet high and they have the shed-like appearance that we're still developing. they'll have direct access from the embarcadaro. this is a view showing those retail facilities in relation to nearby pier 28. you'll see they're about the same height. so, there is no sort of wall or tower kind of structure on the west side of the embarcadaro. it's simply continuing the esthetic and mass of the existing facilities. >> mr. dikers, can we just ask you about those structures? >> sure. >> are they like s
