the developer would program and manage those parks subject to port approval and bcdc approval where it's required with maintenance provided by special taxes. and we're still in the process of thinking of how to best finance the district parking facilities -- the three that emily mentioned. we have a per /tpered option, which would be to use public financing sources. the operating income from the garage, the parking fees that people would pay. and the port would own and manage the facilities. there might also be a special tax on the office buildings that would have dedicated spaces in those garages, but we're keeping options open for you to consider as the process unfolds. so we are also looking apt a potential developer equity contribution to the garages with some /rurpbl on that equity repaid by port project proceeds. so this gives you a sense of some of the open spaces that forest city is looking at. they've been very /kraoe yehtive about how they're designing different rooms and different /spaoerpb experiences for people who are going to use the water front site. the market square is

designing that you've already heard that we've been taking comments from city planning, the port, bcdc, board of supervisors, our client, the warriors, and working extremely hard. we're going to be proposing moving reds to the southern edge. and then of course on the seawall lot 330 side, our previous proposal had two towers of 350 feet. some other things we've worked a little bit more with the maritime on the north so -- and that northwest corner you'll see water taxi docking and there's docking for fire boats. there's a fire house embedded underneath the venue plaza which we'll show in another moment. in the /tpho*rpt northeast /erpbl in this meeting. you see reds there to the southwest corner. now on the seawall lot 330 side we're talk about it more in detail in moment but you'll see the two components have been broken into three components now. three are a hotel which is to the north. we've created a new main street passageway. then of course the residential tower to the south -- we have actually increased the height of that from 150 up to 175 so the difference is about an added 25

. >> further to that we still have to negotiate that area with bcdc so in our permit for the cruise ship terminal we agreed that both parties delay scoping occupant exactly what will happen in that tip area so we anticipate there's more work to do back there, but with this project we're funding enough to make sure that people can be back there and it's a major area for the turn around of the trucks and provisioning of the ships. >> i was worried we /tk-pbltd have the money to fin i shall up the phase two but we obviously have the money so that's great. >> one thing to point out to the commissioners too, we /sr-pblt really talked ability pier 27 and its financial performance and the figures here are consistent with what we assumed in terms of debt service for the debt service on pier 27 in looking apt all of the /pwopbldz [inaudible] project totals about 53.7 million so just wanted to let you know that number of 3.54 million in on going debt services is a right estimate for this project. should i move on from the cruise terminal budget or did you want to ask more questions? okay. so this

proposed called the bryant street piers project would run all the way through a full certified e-i-r and bcdc permit contemplated a 100,000 square foot cruise terminal, 3 25,000 square feet of private office, 200,000 feet of retail and a 425 space garage. for contrast, we have not cruise terminal, but cruise berth. we don't have 3 25,000 square feet of private office. we have roughly 70,000 feet of office that's ancillary and served the warrior's operations. and then we have about 90,000 or proposing 90,000 feet of retail and car garage. >> along the embarcadaro it seemed to be concentrated along the embarcadaro. >> correct. there was 3 to 4 story development along the embarcadaro, similar to what we're proposing and cruise terminal was the highest element of that project. that topped out around 85 feet on the east edge of the pier and we're obviously 125. >> thank you. so, thank you. i think this has been a great presentation and appreciate the work done since the last presentation. it would be great, too, after commissioner comments to get the staff's -- your reaction to kind of where -- ho
