the bla has recommended approval. i have a brief presentation on the mission rock project and the context for this request, which i will share now. first a quick overview and update on the overal project with approximately 1200 homes and 40% of which will be affordable. and approximately one million square feet of office as well as ground floor retail and parks and open space and the rehabilitation of pier 48. in september of 19, the committee approved the phase one budget shown here. the project broke ground on horizontal work in december 2020 and vertical work in january 2021. this horizontal and vertical construction is now well underway, and this phase includes two residential buildings with over 537 homes including 199 below market rate units. it also includes two office buildings with over 550,000 square feet of office space as well as 65,000 square feet of ground floor retail and 5.5 acres of parks and open space. horizontal work for this phase is roughly 30% complete. and as i mentioned before, two vertical bu
