cheryl: yeah. let's talk about the issue of inflation because, obviously, that's another dollar story the here. jeff, to you, i mean, we have cpi right now about 4%, but coming up on friday we're going to get pce, we're going to get consumer spending, and we're also going to the get income. but in this pce price index, it's sticky numbers we're looking at here, the expectations anyway. and then, of course, we're getting our final read for q1 gdp as we look ahead to q2. >> it seems to me that the fed is still keying in on the pce number, they're obviously still concerned. the two things they've done is they've shrunk their balance sheet and raised interest rates. what happened in march and april with the banking problems is they were forced to increases their balance sheet in response to the increase in rates. so it seems to me they can't do both anymore, they have to choose one or the other. and i don't really want to predict, but my guess is they're going to keep rates more or less where they're a

now cheryl. all right. coming in pretty hot here guys, 339,000 nonfarm payrolls added for the month of may. the unemployment rate, ticking up, more than expected. to 3.7% the street looking for 3.5%. remember we were 3.4% for the month of april so again for may nonfarm payroll coming in much hotter than expected 339,000 the expectation you mentioned was only for 190,000 the unemployment rate ticking up again, to 3.7%. now, average hourly earnings a lot of talk about this on panel, 4.3%, year-over-year. that is a little bit weaker than economists were looking for 4.4% the year-over-year, average hourly earnings. so let's go down look at other numbers here get into the private payroll number that private payroll number that came in 283,000 and street looking for 165. now, going into factory jobs a loss of 2000 factory jobs are we were actually looking for gain 6,000 there, government jobs we added 56,000 government jobs pretty big non don't get estimates for that the month prior only 23,000 we more

>> so, cheryl, that sounds like it right now.n the last data point, consumer builder confidence has risen six months in a row so the question becomes how long are they going to offer reduction in prices in credits so that has been what they are doing but i wouldn't be surprised if we're talking in a month or two and we have less than 5% of reduced prices and less than 10% of credits so if again, you're looking right now, that's what i think new home sales are sort of at that top right now and you can probably get a good deal but it comes back to as a buyer, get prepared get yourself to get into the game even if don't know you want to buy right now because i think we're at that inflection point where the market is about to shift and it's going to become much more of a seller's market than it has been. >> even in miami or florida? >> you know, it's funny. i've lived here my entire life. miami seems to be an anomaly. i often for decades thought miami lagged behind other big cities like new york and san francisco. i think chicago too
