i think if there's any more weather, it's going to take that and natural gas possibly to new highs. cheryl: the other backdrop going back to oil for just a moment and, of course, opec. they want to leave production levels the same, and most international bodies that come out and speak in the oil markets are going to say that opec, their targets are way too high, maybe as much as a million barrels per day. how do you gauge that information as a trader, an opinion? >> the real wildcard and swing factor here will be iran. because, again, if they really get online the way they're talking about, adhere to all sanctions and everything that's been talked about, that's about 10% of the world's reserves there. so that could put a real amount of oil onto this market and take us down to numbers i still think we belong in which would be back to the low 90s, mid 80s. but, again, we have to get through the next three to four weeks here weather wise before anything could come to fruition in that situation anyway. cheryl: that goes back to the farm bill, gary, and is we were talking about commodities, inv

they're going to sell more, and it's going to bring hard cash into the business. cherylign. as a bullish sign for the retailers. the maid that investors see as year-over-year comparisons they're going to make a good call on the stocks. >> correct. and you look at the retailers that have positioned well coming .nto the season, the heavyweight they are ready to promote. presumably you build a margin into the product as well says his bill to brought. cheryl: what about electronics? last year that was the story. >> correct. cheryl: what about this year? >> this year is interesting. a lot of things. technology releases' the money game, so release in november, so it is really where consumers going to put their money. so presumably if this been done again council which at the end of the days was 600, they know how lot less for apparel. cheryl: even somebody like a best buy, half of the northeast is covered in snow, they can actually be a one this holiday season as well. that is an interesting point. glass box. do you think that at the end of the day we're going to see a better

cheryl: go ahead. >> what i was going to say is we don't have those issues. people under water on homes unlike vegas and a lot of areas. our foreclosure rates are so low down here so we are not dealing with those problems. we are dealing with inventory issues. i talked to the best realtors in the dallas-fort worth area yesterday and they said their phones are ringing off the hook. i but for 8% to 10% appreciation growth in the texas area especially the dallas-fort worth area this next year. that is a lot of money in real-estate. cheryl: a good point to be made about foreclosures, 618 in charlotte. vegas vs. charlotte, on the same level. pretty high. >> these are short-term things. we invest in vegas. every city we like our cities in america but the problem, housing market reject volatility. the west coast including vegas has been a roller coaster the last ten years. one thing, when i hear rodney pre dictate present time would not want to see 8% appreciation one year in texas. that is uncharacteristic and if you get 8% we won't see 8% continuously in the carol
