cory smith on behalf of the action coalition. officially obviously in support of this legislation here as well. and i think the thing that we're most excited about is how much the conversation usually shifted, really over the last two or three years, specifically about the density, in this case on the west side of san francisco. and what it actually means for every part of san francisco to do their fair share. and so for all of the people that were involved in this, not only this piece of legislation, but everything else in just increasing that conversation, making people more aware and making sure that everybody understood what our current zoning actually allows us to do and not do in san francisco. so, you know, we want this to be successful. we want to continue to look for more things to make equity density -- the other way around maybe. yeah. you mean what i know, across the city. we're just enthusiastic about it. thank you to everybody involved. and to supervisor fewer's office for their leadership. thank you. >> thank you,

cory smith on behalf of the san francisco housing action coalition. some of our members are obviously trying to lease up ground floor space. in my conversations with them about this, one of the ideas they brought up was continuing to find ways to incentivize ground floor uses that we're all in support of and that we want to have. one of the ideas that had come up previously piece of legislation was to create ground floor child care units, where they would be able to live on the ground floor of a building and operate a child care facility out of there. we also are trying to get people into productive uses on a ground floor. if it's a piece of trailing legislation with be we want to do what we can to encourage some proactive amendments in order to try to get as many folks into those uses as possible. thank you. >> next speaker, please. >> i'm ron mcgel. since 1938 our family has owned two buildings with ground floor retail businesses over 80 years. in spite of that, property owners and n.c.d.s were never notified of this legislation. we have been fortun

cory smith, on behalf of the san francisco housing action coalition.e're getting brought into a lot of different jobs, housing, balance conversations lately, which not typically kind of been our forte for the longest time. figuringout they fit together is really, really critical. as we continue to add jobs, not only in san francisco, but the region as a whole, we need to figure out how to house these people. last week or before, strike moving to south san francisco. and we personally, you know, as an organization we believe that those employees will continue living in district 10 and district 9 and in district 4 as well. the city of oakland is going through a downtown plan right now. they're about to approve 50,000 new jobs. they're doing it with about 35,000, 40,000 new homes to accommodate. to think about this holistically as a region is critical. to reiterate something that the previous speaker said, we can't attack this jobs housing impact, playing around with the jobs portion of it. the region is too big and not enough economic interdependency bet

i remember when calvin welch, i don't know if cory smith, we were here until 12 something on that density bonus program and mr. welch brought up they were building these buildings for people that can't afford to live in them. and i was like what do i mean. and i looked this up on the federal reserve county by county analysis. there are neighborhoods where nobody in the neighborhood is going to be able to afford it like we had last week when the china bay people came out. okay. thank you. >> i would only add that even without that data, when the project sponsor came to the committee action team meeting and presented the 45 below market rate units, there was a lot of conversation about are those below market rate units actually affordable to the communities that live in this neighborhood. and that's where the conclusion came that it's really only nine of those below market rate units. >> it's the average. >> that are family sized and at amis that are affordable. >> to the average. right. okay. thanks. you know, i think doubling down on that neighborhood ami point, i know we had a fight abou
