darien writes from arkansas. he wants to know about getting a starter home. in for a few years instead of throwing money away on rent. is this a wise course for us or should we wait to buy a permanent home? what do you think? >> well, when you're paying rent while getting your financial act together, you are not throwing money away. you are buying patience in order to lay a solid foundation in your life. you need to be out of debt and have a good emergency fund and good down payment. if that's the situation, this is one of the best times to buy a home in my working lifetime. and i'm old. this is incredible. we have low interest rates. we have great prices on houses. it is a great time to buy. but if you're broke, you shouldn't buy a house. when broke people buy house, it makes them broker. let's go back to 2008. we'll see what happens there. >> clayton: renting not a bad option either, but buying a home with these rates. dave ramsey, all great to see you. thank you for joining us. >> thank you. thanks for having me. >> clayton: all right. coming up next on th
