david ion horn. we're six years past that period of time, and there's been tremendous fundamental improvement. st. joe is paced in the florida panhandle. it has a brownield sea port being rolled out. most importantly, the balance sheet is now 40% cash and we think that ultimately there's going to be a return of capital to shareholders. we think it's a lacy short. the ability to return capital could even setoff a short squeeze even though the fundamentals should dictate higher prices as well. >> i want to ask you about process. is there any signal whether it's price or fundamental or is there any discussion around when you know you're wrong? because contrarian investing can work out really well or be in a value trap, a stock that at some point goes to zero. do you have anything in place where you say this is where we decide it's incorrect and the market has it right? >> there's two pieces of that. we're not simple minded contrarians in that if it's down we buy it. we filter for stocks that have been aneglected and look for specific change factors. if a name hasn't worked but those catalyst are still present and playing out or soon to play out, we're g
