it is completely out of sync with the buildings on the embarcadaro. also, i want to talk about stepping down, which is a requirement. so, this map which is not in the e-i-r but should be, very simple, the buildings that are shorter than 75 howard are in yellow. the buildings that are taller are blue. there's an ocean of shorter buildings behind 75 howard. that should be emphasized in the e-i-r, but it's not. i know that some of you, you always do, somebody is going to pontificate that this building steps down. it does not step down towards the water. and the best way to gauge that, in my opinion -- and i was an architectural draftsman, so, i know how to do this accurately and in scale. just draw a line like this from a tall building. in this case, from 350 mission street toward the project, and then showing it down below the same line, you can see whether it steps down or not. now, som, i went to their one community meeting. they like to draw these swooping lines across all these shorter buildings to make it look like it's stepping down, but it doesn'

as a kid who grew up knowing the embarcadaro as a freeway, to see the embarcadaro now known as the waterfront and what's happened, we really see this project as the culmination of a lot of things coming together in this part of the waterfront. i'll start with the phase 1 implementation of the short-term strategy. we looked at four main tenants in approaching this. first is we're looking to not trigger a seismic upgrade. it's a very significant undertaking if we breach the occupancy thresholds here. so, it was one of the things that drove us in terms of selecting uses that we could put into the structure, particularly public assembly uses like restaurants trigger higher occupancy. so, we were driving towards a threshold -- there's 6 34 occupants potentially allowed in here based on the prior use ~. we are at 6 30, so, i think we're about as close as we're comfortable getting without triggering. we wanted to have active public uses. we looked at financial feasibility as a big tenant of what we were doing, knowing that we were trying to not invest huge amounts of money to do something very quick

so, i want to thank them for that high level of safety. 840 feet alongside our embarcadaro promenade, really blessed to have two beautiful acres of open space to welcome more people to enjoy our waterfront. that is what our city does, especially in these times along our waterfront. you've seen all the things that we've done literally in the past year. brannon street wharf today. last june we had the privilege of opening up just up north jefferson street promenade. february earlier this year, we did the james cruise ship terminal, the cruise ship terminal at pier 27. of course, last november we all did a lot of great celebration just a little bit more south here at head park, 22 acres of open space. we're literally honoring our open space obligations and doing it the right way. this particular project is impressive not only for its beauty and opening up more space, but it does in a seismically safe way and in a sustainable way accommodate some 75 years of projected sea level lies for our city. and that's incredible because we always are having to pay attention to all of our environment
