we are joined by bill emerson, ceo of quicken loans.housing market is right now. i was looking at some of the notes from the conversation i think you had before the program. your sense, and i don't want to put words in your mouth, is there is still such a lack of inventory we don't have a good accepts where the market is. >> well, actually, i was listening to you guys. i think it is all about who goes to red lobster. home prices have gone up. inventory is tight. i think people thought early in the year as we came out of last year the purchase market was going to start to pick up. it's down 16% year over year. inventory might be part of that. i think folks being able to qualify for a mortgage is part of that. the first time home buyers, typically 40% of the marketplace, they are now 25% of that. a lot of factors go into the purchase transaction and the purchase market. on the other hand, as you guys were talking about the 10-year, interest rates have dropped the past two or three weeks. when you think about a 15-year fixed, 10-year adjus
