i wanted think others and jeffrey goldstein, all of home work together to put together this conference. they will carry this burden of designing proposals for reforming the housing finance system. i want to thank all of you who came to participate today. you bring a lot of experience and i diversity of opinions and perspectives. we appreciate that you wanted to spend the day with us and to hear it buys. we are looking at building a more stable housing finance system. fixing this system is one of the most complicated economic policy problems we face as a nation. it is worth stepping back and asking basic questions. what went wrong over the past few years? what are the most important problems in the system that we have to fix? along side the many broader failures that contributed to this crisis, there are several that directly involve the covered -- government sponsored fannie mae and freddie mac. they lowered their ratings standards, providing guarantees for increasingly risky types of mortgages without charging enough to cover the risks. fannie mae and freddie mac were allowed to build
