this question of whether a democracy in greenwich media has , can we survive or adjust to that new world? nate is the professor of law at stanford law school and his scholarship focuses on political parties, redistricting and elections administration. he served as a special master or expert to districting plans in many states. work is on campaigns and elections administration. broadly that is what he will be talking about today. let's welcome nate. [applause] >> thank you. it's an honor to be here. an honor to be on this panel. a lot of people are following me. my role is to set the table. i'm going to talk about the issues and they are going to dive deeply into it. topic, the a big question of how the internet affects to mock received. the first question, what are the unique challenges the internet poses for democracy? given those challenges, who should address those problems? what would those reforms look like? i want to start with caveats. there are several academics in the audience. that we have all seen this before. that is the first disagreement. yes. some problems we have seen man

three hours so far, to come from greenwich.inty every day but for the south west, it is not looking good. it is a bit of a nightmare for tourists and for people that have to work. but what can you do, they have to do the repairs. hopefully it will happen quickly so that everyone can get moving again. this work has caused a significant reduction to south—west trains, europe's busiest commuter operator. normally they put on 1600 trains a day but they've had to severely condense their trains. that has had a knock—on effect at some other busy london stations such as clapham junction and vauxhall. waterloo is the busiest train station in britain, normally there are 270,000 journeys made here each day. rail bosses are telling passengers to plan ahead, give yourself lots of time to travel. they are suggesting that, if you can ta ke they are suggesting that, if you can take annual leave or work from home, thatis take annual leave or work from home, that is a good idea, as well. work is expected to continue for three weeks. it is due to

you know we've done three or four mergers now, started out literally with two guys in my shop in greenwichi guess one of the reasons i would say that is there are publicly traded home builders out there as well. have you ever thought about that side of the market going to the equity side rather than the physical side >> yeah, the home building is a tough business, and you know -- concernses with home builders. there are things you may have seen a company called four star [ indiscernible probably better off being on target and we look today at the differential and they're pretty much on top of each other right now. i don't think the markets -- every time we -- down. you know you talk about the reality of the etfs, they buy on interest rates, they sell the reits when they fall, they buy the reits and etf exacerbated those moves so we continue to look at where there might be opportunities to buy public companies that are trading below their mid asset values but at the moment i don't think there are many you have to take premiums. and we still worry about rates rising some day it should help 5
