we dispose of 200 gsa properties valued at $467 million and covering 9.5 million square feet but just as important that eliminated $484 million in future anticipated repair needs. there's cost avoidance as well. at the risk of making things complicated before a come back to make them simple also. some of the properties that in a real property inventory are listed as underutilize are actually undergoing renovations though they are more intensively utilized. so the gsa headquarters building which is 600,000 square feet gets listed in the inventory as being underutilized because half of it has been emptied out to renovate. when we're through with evading we will have 3 times as many federal employees in it and avoid lease costs of $20 million a year. that is a significant thing to note. gsa has a role aside from managing our own inventory on behalf of federal agencies we have the job of disposing of assets other agencies don't need. we do believe we have the expertise and capacity to take a lot of properties through the disposal process it is each individual landholding agency that is re

we ended up after a very long process with the gsa settling on a site on the eastern shore of maryland. unfortunately, last year, that became improper because of local opposition to the site. that is one of the objects. need a pretty large site and it is hard to find a large site that is a properly configured with n -- within a reasonable distance of washington, d.c. we had to go back to the beginning and start over. we're closing in on a site. we have had to change our criteria a little bit to permit us to look further out from washington. that is a little bit of a problem for us, because it makes the choice selection easier, but it means since it is beyond simple driving range that our trainees will have to overnight, and that means the construction of dorms and other facilities, cafeteria, such things. that adds to the cost. we are closing in on a site, and we hope to have something to announce in the coming months. but we absolutely, absolutely required this site. as mr. ford said, we are spread out over a range of facilities right now. the biggest problem, aside from the dispersal
