it's predominantly on hill street. it's going towards the historic district and 39-foot on valencia street. if you look at the discretionary review action memo, the planning commission also says step down on the project t commission encourages the project sponsor the work with the department staff and encourage a step down along hill street exactly what the neighbors have been asking for the last two or 3 years. it has a hundred percent lot coverage. it has the bear minimum rear yard which begins at the second floor only and rises at the monolift. that's what my brief was about was how did this building, the design escape any set backs when the hpc set it back and planning commission set it back. before icon included, let me also caution the board that this has been under so much review. i know you received a letter today from supervisor wiener claiming that this building has been pending for 6 years. it's absolutely false. yes the initial application was made in 2007. the developer stopped the project for three years3

the liberty hill historic district is separated along hill street and another lot and property which is a 2 story residential building. in addition the property has been occupied for 40 years with a non-historic building. this is outside of the district. second, as was discussed the project is going to be designed to effectively relate to historic elements of nearby buildings without creating a false impression of historic significance. this was noted by the project's historical research evaluation and the design and research specialist and incorporated the design of all the features and relates to the nearby victorian structures. finally it has been previously determined that it will not affect the area and historic district. this was later reaffirmed in the board of supervisors as part of the ceqa process. again it has been heard and reviewed repeatedly. the one problem is parking. the zone intentionally removed parking for mixed use and for capacity and taking advantage of public transit in this area. offset parking is added per unit cost which gets pass to residents whether they
