i hope this, i hope that happens. actually it is quite powerful and there is a rational reason for believing in hope. will we think about the situation that we would like to say, there are only three things that could happen. it could be all the way we want. to go in a way that we do not care about, or eight ago negatively. so, when we talk about hope, if we say, well, i really want this to happen and i want to contribute my energy to making this happen, the hope is actually the energy that will get this out and commit us to doing this, because it is hope that will make us feel happy. it is hope that will make us feel curious about the outcome, it is hoped that will make us feel eager to put our shoulders to the wheel. we all know what it is like when you're depressed. so, living without hope really texas out of the picture. then not only are we not trying or contributing, but we are not modeling that behavior for other people. so, when we are hopeful, it is based on one very simple, logical fact, which is that we do

there is a very simple concept behind hope sf. we are at lower densities than other neighborhoods, so we were able to have this equal other neighborhoods, and that is how we were able to get net new housing and subsidize the public housing. four of the five active sites are in the southeast sector, so we cannot say enough of our dedication to that part of town, and it is very important for us to make sure that no one is displaced because we know that that part of town is where a lot of low-income and particularly african-american families are, and we want to make sure that there are housing opportunities for them to stay if they choose to. we also know there is a large number of families in the city, and we are pleased to offer work force housing opportunities that will allow them to stay. some of the accomplishments, very briefly, we were fortunate enough in our second project to receive a $30 million choice neighborhoods award for the alice griffith, and we are one of five in the country to receive the award, so we are looking f

and just kept us several degrees cooler than we had hoped for. but that front just got hung up south of washington from those easterly winds. just kept the cold air. and look at this. only in the mid-50s. 61, 65 up in westminster. and the rind winds right now, will start to turn, we think, a little more to the southeast. might bring a little warmer tomorrow. maybe 5 or 6 degrees warmer than today. winds are light. and this area of shower activity, most of it passes to the south of us today. you can see a lot of clear skies. some clouds. and overnight tonight. moisture still over the area, from the ocean flow. maybe some fog can form in some areas. watch out for that. the warm air being pressed a little further to the south with showers. looks like the weekend will be generally dry. sunny to partly sunny. won't get warmer, you don't think, until early next week. we get back up into the 70 to low 70-degree range. looks lice ache nice weekend. -- like a nice weekend. today was 86 in columbia, south carolina, by the way. that was the nation's high. e
