housing. we want to make sure that we preserve those neighborhoods and that housing we do have -- we should probably be looking at there whole diversity of density type issue on a seven county basis and see well everybody should share in it too. not just san francisco but we're looking at our county specifically. i appreciate the charts that you gave us. they were very interesting as far as housing production and you know we certainly got to work on the middle housing which of course is the subject of discussion for most of the nine years i have bine on the planning commission. maybe we're moving in that direction, i have some ideas. and i don't see a problem with over 100% of market rate. the more you produce the better. you get tax revenues you gets people here rather than somewhere else and you get money toward affordable housing. the problem is not what you produce but what you don't produce. i think that's something we got to work on. we got a couple of kind of unique problems in san fran

to facilitate the production of affordable housing, both rental and ownership housing. our primary vehicle that we used to leverage as many of you may be aware is the low encome housing tax credit, the housing tax credit has been around since 1987 and is used in the majority of affordable housing production rental production nationwide. the tax credit is specific to affordable rental housing and -- specifically rental housing targeted at & median income of 60% or below. in particular one of the reasons why nationwide that the tax credit per irs guidelines only requires a -- a minimum of -- affordability period of 15 years, throughout much of the country, particularly in -- in republic decades, competition around the tax credit has been fierce and one the key ways that a locationality and states in particular have -- have tried to leverage the value of the tax credit is to require much longer terms of affordable. in california, we in essence have a minimum affordability period of 55 years for huffing that is produced with the low income housing tax credit. which this tur

housing. we need to make sure it is rehabilitated correctly. the renovation project is a prime example of how it should be done. the residents were taken care of first. then we will build. then they get to come back. those are the things we need to continue doing. in the past with public housing in the city, there were given certificates of preference and told the houses would be torn down and they could come back with the certificate. we have great-grandchildren holding on to the certificates because it did not manifest itself. one thing we could do is ensure that any time we're doing these types of renovations that we're going to make sure that those residents are adequately taken care of and have some work to move back to. >> i grew up in the housing projects. my mother told us this was temporary. my mother returned to school. she never said this is where we would be for ever. we swept in front of the projects. we have pride in where we lived. i want to see all housing projects eliminated.
