let's bring in ingrid pierce at walker's global. great to see you again.saw each other in vegas, now in new york. you are seeing activity if european real estate. >> we have. what's been interesting is there has been a massive uptick in interest in real estate generally. we've seen it particularly focused in europe. you know what's happening in the markets there. the london real estate market is on fire, of course, ireland, in particular, we have been seeing a lot of activity there of late. that's partly because, of course the bank has been deleveraged there. they effectively had global portfolios. both on the financial services side and the commercial real estate has been a big boom. we expect that to continue. >> is this a statement where there is more upside versus in the united states? >> besee it in the u.s. as well. only in mr. reagan cities perhaps, in miami, flampl, a bit of a lull and then it's picked up again. we seen it particularly in london with the pricing there. both on the buy and sell side in ireland him we really do think that will contin
