you can pick that up, jeff. >> it's a great question. it's an interesting term so i look at the definition of recession which is a broad, sustained downturn in economic activity. in some ways, that is happening within the housing sector. if your job is related to the volume of transactions that happen, meaning you are a real estate agent or appraiser or loan officer or if you are a homebuilder, all of those folks are seeing less economic activity with fewer home sales new and existing. as you allude to the housing crash and recession, many people might think this is a full economy recession triggered by the housing market. i don't see anything like that in the cards. the mechanism there was a credit crisis brought on by mortgage foreclosures and driven by really bad landing in the early to mid 2000's. we are really in a polar opposite situation where recent homebuyers have sterling read it , delinquencies and foreclosures are near record lows. probably, homeowners are in pretty good shape. many of them have low-end affordable mortgage pa
