i am john lum, the project architect for this project, and i'll just give you a quick synopsis of the project and explain our rebuttals or our responses to the appellants. this project consists of demolishing a single-family two story house and replacing it with a three story house of about 2500 square feet with a 1400 square feet adu. of that adu, 800 square feet is below grade. our application was submitted in december 2015, and we worked over six months with the planning department before the notification was sent out in august 2016. the approved designed was determined by planning staff to be consistent with the residential design guidelines and approved by the planning commission as fully consistent with the planning code. this project will provide homes for two san francisco families and will ease the current housing crisis. the upper unit is a three bedroom family style house and is a traditional layout with a formal living room-dining room in the front with a kitchen in the back. located on the third floor are three bedrooms, one a master suite and a laundry room. these rooms
