i'm kelly evans.just heard from fed chair powell speaking at the economic club of new york for about the past hour or so. we saw yields initially moving lower from their 16-year highing and then reversing higher again. the former dallas fed president is here with me. he says the bond market has stepped into the driver's seat and powell ain't in charge any more. we'll get he is reaction in a moment. this afternoon, we have seen the dow hanging on to a gain of 111 points, up a third of a percent, up a quarter percent for the s&p. up a little less than that for the nasdaq. over in the treasuries, that's where the action is. the ten-year yield during powell's q and a portion hit 4.996, that's how close we got to piercing 5% on the ten-year. you can see the 30-year above that level, as well. oil was lower earlier on, on that news of the u.s. lifting venezuelaen sanctions. that's a 2/3 percent gain. gold as well, now turning higher by half a percent. let's get more thoughts right now, more reaction to what

welcome. >> good to see you, kelly.hanks >> i guess we should take a step back and think most significantly investment wise, gold's been up and oil is elevated what does this all come down to? if you're bearish where do you think we're going and what does that mean for how people should be invested right now? >> i mean, it's important just to separate what's real and what's nominal and the difference is whatever inflation that's been reported, if you just look at a few things like the average cost of a soda in the u.s. is up 45% in the last three years. the u.s. fhfa's own housing price index is up 45% in the last three years we expanded our balance sheets at the fed and we created 40% more broad money in the u.s. and exported that not only to u.s. consumers, but to the rest of the world. so i think we've had 40% inflation in the last two and a half, three years. so when we think about what was real and what was, again, what was nominal, those are two different things and that kind of inflation as you just saw in the pr

kelly? >> it sounds a little too folks as though the first round of mofr mortgage pressure was bullish for the builders. i know they're trying to resort to a lot of buydowns and other things the market can't do. how is that helping to entice buyers? >> it's helping buyers be able to afford homes at the higher interest rates. so 70% of incentives are mortgage rate buydowns. this is when the builder lowers the rate for the buyer by paying points on a loan. they can do this for the full length or a few years. while they have done this on an individual base necessary the past, nothing compared to what they are doing now. they said they are doing the full point buydown for the 30-year life of the loan, and it's not something we have done in previous cycles, at least not on the broad, majority basis we are doing so today. why haven't we seen this hitting the cost of this hitting margins yet? they have been able to bury it in the savings they have seen recently from the drop in lumber prices. lumbe

kelly mentioned rates.were near session highs right now for yields on the benchmark ten-year treasury note. you can see on an intraday basis, you have to look all the way back just to put it in perspective to mid august of 2007, the last time we saw yields this high. that's how long it's been, just to put things into perspective. this sharp move higher is causing all the angst right now. and then one other place that is seeing that macro ripple effect is in the value of the u.s. dollar. rather than putting in the dollar index, i'm going to put up an etf that shows and tracks the value of the dollar and moves upward with it. uup is up fractionally, but i put up a one-year chart. at the lows, we had fallen about 10% on that mark. and now we're up about 10%, 11% from there. so the dollar is going to be a huge story, especially as we talk about core results and earnings season coming up. many companies in the u.s. get a lot of the revenue outside the u.s. so what does that mean? we'll wait and see. >> dom, than
