i want to bring in kpmg main economist constance hunter, who released from our office, the office of growth in a time of dysequalibrium. constance, so i read your analysis. i was thinking we may be in quasi-goldilocks scenario, inflation is hot but not enough to derail the economy. did i get that right? >> yes, a little bit. the fact inflation getting hot is in part why we see the slow down in housing, for example. we have prices up close to 12% year over year because demand rose. that is how markets work. this is capitalism. demand rises. supply catches up. we see demand fall off because prices have gone up. the important thing to note we're still well above the pre-pandemic trend as far as new home sales. if we had been on trend and covid never happened we would look for sales close to 800,000. the fact we're close to 900,000, really great news for housing. do we expect it to continue at that same pace for the rest of the year? charles: right. >> probably not, right? somewhere between 850 and 950 seems more reasonable. given the fact that prices have risen but this fall in demand i
