kroger is doing what i think is a very good merger with albertson's. the problem is it's being reviewed. as much as kroger is doing everything to make it so it would work i think unless she finally gets a little attitude is going to try to block it. that is her nature. her nature is poorly for kroger even though the merger would be a good one. it would be one of the largest companies in the country. right now, the bond market is in charge of stocks. until the moving rates start to stabilize this cascade of selling will continue. it's overdone but what does that mean? the company is doubling down. it gets the economic retail less dependent on the mall. i learn more about this plan. the federal service watched the labor market like a hawk so i'm watching like a hawk by going to paychex. learning about what they are doing and how they see the small businesses and how they are faring and what we can do before action. after a strong quarter in august are investors are getting a buying opportunity with vehicle maker oshkosh. i check out its latest innovation

i mentioned kroger, publix is in there, trader joe's, whole foods, ross stores, chipotle, brand namesou give us some insight about which of those tennants, what types of tenants are showing some of the most interest in leasing space within those open-air type formats? >> that's a great question the answer really is as broad as we have seen in some time. so not only do you have demand from grossers and specialty grossers, but demand from each one of those segments. not only the retailers that you mentioned, but many more, again, who find that the store is a profitable channel with which to connect with the consumer to set the grand standard, to really serve the consumer and we are seeing great success across a wide variety of categories >> jim, one last question before we let you go. your foot print is relatively varied are there any hot spots in particular for this outdoor retail type concept? >> you know, we're really seeing strong demand across the country. obviously in certain markets through florida, texas, some degree california, the coastal carolinas, we are seeing strong demand

our top five portfolio is costco, walmart, kroger and then o'reilly automotive. to me, those are companies winning share and doing it in a way they can be more profitable and come out of this stronger. >> it seems it tilts based on your process to net doift things like costco and walmart. sherwin williams, is that because the stock is down enough? is it a call on housing activity or something else? >> sherwin has been our favorite in the home improvement space, sherwin, home depot and tractor supply. they finally have raw material costs coming down. flying is flowing through. the other thing is the category is more defensive so it's less cyclical. i would say that's why sherwin is the horse we're riding in that area. o'reilly is another one, yes, consumer discretionary but acts like a staple. it's stale the share gainer and the winner in the space. >> is there any way to handicap how the holiday will track from here and how to play that within the market? they don't always link up and sometimes we overplay the holiday themes. how would you approach it? >> it's pa
