first we want to thank supervisor mar and his legislative aide daisy kwan for their tireless efforts to address concerns raised in this appeal. with the conditional use the planning commission found the project to be necessary and desirable. and the appeal is meritless, should be denied, and the planning commissionary decision upheld. on balance the mixed-use projects, the affordable by-design units were found to outweigh the loss of the existing two-bedroom single family home. while we appreciate the appellant's recent engagen enga, that doesn't work. it would likely want allow for the construction of one family-sized three bedroom unit and results in the loss of a new ground floor commercial space and a neighborhood commercial district. being along the corridor, the property is an excellent opportunity site for this development. and it is anticipated that the commercial space will be highly attractive. the appellant's arguments regarding the historic status of the property are inaccurate. the property has been determined by the planning department to not be an historic resource. th
