as a founding member of the lake merced task force, we saw this project back when, and we very much support what they are talking about with the old streams that have long since been covered over. this, again, is a terrific idea. we have to admit, it is an enormous service. what was done with the traffic and transit studies are enormous service to this part of town to give us an understanding of what the situation was. i would suspect the neighborhoods on the west side will strongly advocate for parking. i would think that given the community's push for unit and bikes and ped and muni and all of that, we would love to have a project that is one to one. that would be a real landmark. something that would be a great example for the future. more broadly, we would like projects like this on the west side. successful projects that you can look to, you can have a successful and desireable project, and it sets the bar higher and makes it possible to do more of them. we are excited about where this is going and we hope you will track it also. thank you. chair maxwell: public comment is closed. supe

windy then the sun came out today from lake merced you can see mt. tam. the first time in a long time. it is also on the mild side. two temperatures in san francisco at 58 for the longest time they have been 52 at this time. low to the north right there coming in along the boardser triggered thunderstorm activity and has ushered in much cooler temperatures aloft. that low is just the first of what looks to pe three between now and sunday-monday. low clouds, then sun ian breezy. 60s, 70s to right at 80. mt. tam is nine degrees cooler than they were 24 hours ago. they are at 62. yesterday low 70s and then you had mill valley and tiberon at 52, well, the spread is much different today, san enselmo 55. vallejo crockett 58, process santon 48. water temperatures have warmed up. 50 ukia, 57 sacramento, still a delta breeze but even down to l.a. and san diego temperatures have warmed up. a strong system coming down from the gulf of alaska is going to play into our weather. today after the low clouds burn off sunny and breezy. more of an onshore wind today. tomorr

as you know, it is an existing residential neighborhood with about 3,000 units adjacent to lake merced. it's a mixed use development program to replan and redesign the sight. the project would increase residential density, modify transit facilities and improve utilities in the area. about 1700 of the existing units would be maintained in exists towers and over a period of 15 years the remaining 1500 units would be demolished and fully replaced. an additional 5700 new units would be added bringing the total to about 8900. the planning director summarized the project. michael yarnie gave an overview and the development agreement. peter discussed the n.t.a.'s role. and our staff manager provided information on the development of design guidelines for the puck blick realm, urban form and the development. commissioners we expect to hold a certification hearing on the e.i.r. and bring a development report to you this fall. no action was taken. the other hearing was on the academy of heart. this was a request that maxwell and mars -- from maxwell and mars. we described the completion of all 3
