with me here is -- landscape architects they have been partners in this design exercise and we have a complete development team and bridge housing. >> so i want to start with the slide over 10 years ago as a result of the of the freeway coming down developed a plan for a new neighborhood transbay and rincon hill and you can see there this is our project block 9. as part of the plan in in accordance with the guidelines the concept for the tower was to take the scale of the neighborhood and repeat that into the tower as a series of mason ettes and identify it as a unique landmark in the city. there are a series of balcony notches and the podium itself is also a series of layered materials that breakdown the scale comprised of solid materials and as a way of bringing also the human scale and a more fine-grained set of materials and elements to the streetscape. a summary here and overview of the project -- there is a total of 545 total units. 436 of those units are market rate. 109 are affordable that is exactly 20 percent of the total. in terms of open space the project offers at the 9th

we've focused on this from this landscape based approach. it was interesting to look at this u-boat war and the time period we're in now gives us a much better opportunity to look at these things because when you look at a landscape on land, it's much easier to get your head around it where you look at things like trenches and operations of cover and fire. and when you look at a sea battle, it is much more difficult because you still see sort of this flat expanse of the ocean. but now with marine survey technology, with advancements in geographic information systems, we're able to model these things in a way that can really start to make sense of them because they took place over a much more vast geographical space. and particularly when you look at u-boat's involvement, this takes the naval engagement from what was always a sort of flat plane to really a 3-d landscape where now you're interacting with the bottom topography because the u-boats operate within the water column in this 3-d swpace and aerial surface support comes from stations,

signing off on the project, whatever was constructed, whether it was just ripping through some landscaping, that needs to be restored to its original condition before we seen off on the project. thus, at this point we're still expecting that that temporary path will be restored. as a matter of fact, i believe we conditioned the permit upon that. however, in talking to mr. william, just now, i mean, he informed me that they're willing to allow construction of it to address mark brand's point. yes, we can a allow this under an encroachment permit, we can make it permanent, so to speak, provided he gets consent from the two neighboring properties. in this case consent is required because it's something that's not constructed to city standards. the 15 foot wide #150id walk is proposed per city standards, thus no consent is required, it's already legislative sidewalk. for this additional path consent would be required from the conjoining property owners. if that is obtained we can issue that as a minor encroachment permit. i have nothing else to add. any questions i'd be glad to answer. >> than
