a few years ago, vehicle lear repair -- vehicular repair shops were a use in the right. the immediate neighborhood is now filled with repair shops of all stripes and have been in this area for years. within a three-block radius, i counted a total of 23 different businesses that service cars and motorcycles. this number includes five other motorcycle repair shops, seven automobile service centers. there's also a collision shop, a muscler shop, and several shops that replace glass for automobiles as well as four major car dealerships that sell and repair cars and two other businesses that specifically sell motorcycle clothing and accessories, so the point is that there's a very high concentration of businesses catering to vehicular use. i'd also like to mention there's been no opposition to this project from any of the neighbors. this is not a controversial use. it's compatible with other uses in the neighborhood. for example, next door there is a sheet metal shop and next door to that there is a collision repair or car repair shop. and next door to that is a glass repair
