lisa: so yes, basically. this is a theme you expect to play out over time that basically this is an idea the trends are correct for some of the companies exposed to other things will be held behind. is that dependent on the fed? is that something that plays out in the first quarter, second quarter, third quarter? >> it is dependent on the fed but material change of what the fed has communicated for fed to become the prime driver. i think the growth is more important and some of those macro trends whether it is you a selection or exposure to china or growth in terms of the secular ai story. lisa: when it comes to exposure to china, doesn't matter if it is trump or china? >> i think it matters what they're going to enact in terms of policy. as we move toward or through this year and get into the election cycle, it is unlikely either side toward china or trade more broadly is going to be positive for equities without exposure. annmarie: going when it comes to things like trade tariffs, biden kept at the tariffs

lisa: there is alisa: -- lisa: there's a curiosity in the market. we have higher rates.ooted out and killed off. dan: party city. lisa: but not massive. dan: that is right. there's no widespread distress. there are reasons for that beyond easy money although the excessively low interest rates allowed riskier companies to trim their debt. the maturity wall does not hit until next year. companies have to start addressing that before the maturities come due. so sometime starting now, a lot of these companies will have to start refinancing. you already mentioned this in terms of the amount of issuance coming to market. you will have to start addressing this. that aside, there's no indication you cannot address them. the spread between the effective yield on your debt and coupon is wide, which means interest expense will go up, but as long as the economy expands, i don't think this is a problem. jon: can we talk about one part of credit everyone is focused on, commercial real estate? we are working through a rate stock. we are still worried about whether we get a credit bump

lisa: fascinating.rallied to catch up with valuations elsewhere on the basis of dividends and financial acumen regardless of the price? javier: that is an important in terms of evaluation we have seen as good as it gets. big oil will not go back to the 90's and 2000s where investors really loved it. it will be a sector that many investors will not touch no matter how much money they are returning therefore the evaluations will be under challenge. it has recovered and they are at least a sector that if you are investor and you like the return in yield that you are offering it is a sector that they need to work -- they need to reconsider. annmarie: i felt like i was in the upside down when you have exxon and chevron talking about ramping up in the permian and saudi arabia ditching plans to expand spare capacity. do you see the u.s. becoming a bright spot becoming even brighter? javier: i think it will remain brighter. i see more production coming from the united states. i expect that the pace of growth in

lisa: this gets complex. think about the problems this bill is aiming to solve, the huge group of people messing up the border. many of them have crossed the border through our asylum policy , which has meant that because of a lack of detention space, they have entered the country almost automatically and waited processing, sometimes for years, in theory. what this bill has done to address that is a few things with this shutting down the border concept. this is a new authority given to dhs and dhs could immediately deport most of the migrants encountered at the border, as opposed to now when the migrants are generally allowed in the country to await processing. this would go into effect optionally at 4000 migrants a day. when they meet that average level. it would be mandatory at 5000 migrants a day. conservatives have a problem with those numbers but that is much lower than the numbers we saw in the past few weeks. that is a policy closure of the border. of course there is still open land there. this does al
