the question tonight, how low will bond yield go? record low at 1.8% or thereabouts. what are they saying what is the danger signal here, if any and what should investors do if they own bonds? >> that's the thing. is the bond market sending a signal because yields are at all time lows? i think if you were getting other signals from the economy, and consumer confidence falling sharply instead of rising. if auto sales were at a ten year low instead of a ten year high, that would be a concern. if you've seen things like retail sales, the weekly retail sales we get, if we get that and that was weak that would be a signal that the bond market is telling us something. what we see though is the opposite. it's sort of the opposite of what happened in 2008. in 2008 we saw a big drop in bond yields and it was a global growth signal. today, it's probably a signal of global deflation, disinflation rather than global growth and i think there's things that will help that but may be a couple of weeblgs or months before markets are convinced it's going to work. >> john what i think i

do not go away. >>> treasuries also making lows with the 30-year. even in record lows. let's get to two guests. one, a stock investor. the other a bond investor. a stock investor, mike vogelzang, and for his take on investing in bonds is john, manager and director with the armored wolf. john, why do you think that as low as u.s. bond yields already are they can still head lower? >> well, you know, right now in germany yields are 42 basis points for ten years. that's spectacularly low. i think we understand why that's the case in germany. we have similarly low rates in japan. even lower rates in places like switzerland. the u.s. inflation rate is falling. crude oil prices are falling. u.s. bond yields are among the highest bond yields in the world. there is room on the down side for the bonds to rally. even from these low yield level wrshz. >> how much lower, john? would you be calling a bottom this year? at what level do you think for the ten-year? >> well, we know that just about a year and a half ago yields got down to 136. that's about another 50 basis points lower f

not only in the low-income area, but in the moderate income area. i think that plays out from a number of different issues. part of which is that there aren't as many or as sort of effective subsidy sources to actually provide the low market rate between 80-120% of area median income. we think that is a critical part of moving forward and getting through this housing affordability challenge, that the city is now in. so we are trying to set up an approach to these sites that is not only transparent to the public, but allows to us analyze and bring forward new opportunities to demonstrate strategies especially in this income level. but obviously we do want to support the mayor's office on housing moh pipeline of housing projects because of subsidies that allow these project those move forward, to find the sites that hit that sweet-spot and can be feasible and move forward and develop housing for people who really need it. so we're sitting up overall portfolio goals today. we would like to identify buildable sites totaling -- total housing units 4,000

of 8, it's a single digit low. as you take a look at temperatures to the west, a lot of unkind numbers, 6 below in minneapolis and 0 below in green bay it's this windchill profile we'll see overnight. the temperatures won't be that bad but the windchills will. by 6:00, most of us will be in the single digits and by dinner time below 0 windchills in the northern tier of the region and overnight as soon as 11:00 you'll see everybody in negative numbers and sometimes negative double digits, the poconos negative 26 for the windchill tonight and by 5:00 in the morning by the time i'm on the air at 4:30, 3 below in philadelphia this is when you are getting ready to go out, that is in affect until 9:00 tomorrow morning and even after that it doesn't get great. bundle up and treat this seriously. brisk and cold and you see the windchills making it feel a lot worse, bitter cold in the morning and most of us are dealing with single digit temperatures and below 0 windchills. lots of sun tomorrow and this is not going to help

growth and low inflation. i look at treasuries and the trade last year was to go treasuries. you can still make decent money on treasuries. >> a great question. if you look at the bonds you cannot make money in eurozone bonds. they are zero inflation. the places where people are saying there may be a potential is in the u.s. and u.k.. i think the u.s. is in an environment where they continue to grow and interest rates do not go up. that is going to be at for a while. the problem is that it is only a small amount of potential return and unemployment continues to fall. you will lose a lot of money and there is a lot more to lose than to gain. >> is there a chance that they lose a whole lot of money? why would i want to buy 10 years? >> you would own them if you believed the eurozone story and a tie-in debt is the same as german debt. we are getting closer to that and i do not think it is the case. there are too many instances of little return and significant risk. that would be a risk i would not take. one could

a 5 1/2 low for oil. wilfred, are attributing it to the weakness in the euro. there's purchasing power of euro holders of the dollar denominated oil. so that could be a concern. >> yeah and i think the last week has been interesting to look at how weak the oil prices could be going forth. last monday we had kickoff of fighting in libya that affected two days' worth of production. that saw a brief rally but only for one day by half a percent. since then we are back on the slide. it just underlines whether it is demand or supply led the weakness in the oil price to expect in the short-term. >> this is something traders are watching but sentiment also seems to be bearish. in looking a the price of oil, that's a reason we are seeing energy stocks also underperforming. the worst performing sector in the s&p last year. >>> absolutely. over the course of the year as a whole, the u.s. markets are very strong. what can we expect this month? >> a 3% gain on the s&p this year on the second day of trading on wall str

the japanese government bond very low yield. historically low there. what are bonds saying? >> i think they're seeing a couple of things. to mr. gross' point, lower growth in the near term say, the next couple of quarters or the rest of 2015 an important indicator from the bond market. i think the second thing they're seeing is that benefit when global worries or uncertainties. there was a flight to safety. that's why the bond market did well. worries about europe. for example, around grease. elections upcoming and whether or not they stay year in the euro is in the markets for some time. there are worries about the consequences of low oil prices. it's not just good for some of the transportation companies but may not be so good for kpaebs like venezuela, iran algeria, nigeria. there's consequences to low oil prices for a long period of time. the third piece, what happens when you have low oil prices lower growth than expected? companies start to revise down their estimates for growth and that means lower projections and ultimately lower earnings growth. i think that combina
