sta, thank you, supervisor mandelman, for those kind words. and we do appreciate you getting rid of redundant suds. it makes the code easier to implement. so the planning commission, as you said, heard this on august 1st of this year, recommended approval with modifications. he mentioned the two modifications, one to not include accessory garage space in the original gross and the calculation of gross floor area. this was intended to encourage people to cannibalize their garage space to create adus or to expand their home, rather than doing an exterior addition. however, we found that it is a loophole, so what they would do is they would add an adu. they would take the two car garage and they would put that space to the adu, and they would expand their primary unit to be even larger. so thank you for including that recommendation. and then because this ordinance also includes more than just rh, now it's going to be an nc districts and rem districts. we just wanted a provision in there that said, you wouldn't count common space. and so thank yo
