bob massi is joining us with the housing forecast. are things getting better? the prices in san francisco, new york are crazy. but if you take vegas for example, homes from $250,000 to $500,000 are appreciating well. they're good buys. higher end homes a again if we compare that to san francisco and to new york, it's like -- you're not getting much unfortunately. but yes, in some areas, in some locations, certain price ranges things are getting better. >> more than a third of the folks out there are renting. 36%. >> yeah. yeah. the problem is, ainsley, a lot of the people renting are still recovering from their credit problems. they went through foreclosures and short sales, loan modificati modifications. lenders are getting tougher, although i have some concerns with the lending practices going on also. so part of that is, not that they don't want to own, they can't own. one of the things that concerns me that was in that article they touched on is we still have to talk about these foreclosures that haven't happened. one of the big things of concern for me is
