mr. martinez will make more comments about that and provide us with specific information. there is a program that was or is i guess being launched right now in los angeles in the little toek 84 i -- tokyo area called the first cultural eco district. they have a big push to have public transportation go through the city of los angeles and they chose little tokyo as a big hub spot. they said we are going to put this big bus stop or rail stop here and we are going to have it above ground and there was a lot of opposition to that and so to fast forward, the hub stop will be underground, but in addition to that they decided to take it one step further and include other elements to really enhance this transit center so they are going to incorporate green technology, they are going to promote business, they are going to promote partnerships with all these different small businesses communities and the transit department and then to really preserve the cultural and community values that currently exist. so mike and i briefly talked about this as kind of a model that we can pick an

. >> good afternoon, my name is allen martinez speaking for myself. i have known mr. richards for 20 years. we met in boxing class. so we go back and worked together on the friends of 1800s saving the building and the harvey milk store and the market octavia. with dennis i think we are getting several things. it's been long my contention that people in the neighborhood understand planning better than going to the architecture school and not the things i learned in school. dennis has been a member of the community for a long time and involved in that process in that community. in both prospect ifs, he knows how to community works and more than that, he cares about it. as a member of the community, he knows what community means to people. he knows what's at stake and his passion for the city is important. lastly he's a natural leader. he really is. i have seen him in leadership positions many times. he knows how to bring consensus, resolution, he knows how to open discussion. i think that is going to be a skill that is going to really shine on the planning commission. t

martinez joins me. mayor, thank you for your time today. >> thank you for having us, mark. >> mr.ayor, the decision to brownsville is being told strategic. why your city? >> geographically, we are positioned perfectly to begin with. we have also worked really diligently over the last three years to hopefully begin what i would call the origins of a space hub in texas and in brownsville. mayor, this project, it has been three years in the making. tell us what it is going to mean in terms of jobs in brownsville and economic growth? you'll have capital improvement close to $85 million to begin with. you are going to have construction jobs. then you'll probably have an annual payroll of about $50 million that will be generated once the construction is completed, which we hope will be between 18 and 24 months. so, you are going to impact the influx of capital and moneys in the city, and that will impact the taxes, whether they be sales taxes or property taxes. so, besides the energy it will create and the enthusiasm, i think it has a lot of great economic benefits. we are looking forwa
