how many jobs are actually going to be at the new location? because our analysis is talking about retail establishments closures and job loss. obviously there is an offset. a new store would be hiring people as well. the big unknowns are how many? at what wages? what types of benefits? and so forth. and how does that compare to what is in place now? and are they the same people? the overall effect might be that many of the jobs are replaced. but they might be at lower wages of they might be at higher wages and they might not be the same individuals who are currently employed. so get at those kind of questions with more specifics, the policy option is to consider including this in the planning code. so in the same way that retail formula applications for new stores have to go through certain reviews, the economic impact would be one of those considerations or variables as well. so that is the summary of the report. melissa flowers who worked on the report is with me here and either one of us would be happy to answer any further questions or pro
