structural design makes use of the existing garage foundations an perimeter walls it maintain soil retention. we have provided for car and bicycle parking that considers the surround and the site as a neighborhood garage. in summary it's resulted in the project proposal in front of you today. >> i'm with t.s. design. the project is composed of two buildings. one facing north point street and one facing larkin street. the existing street frontages are composed of stucco buildings and warm color tones. the north point building will be made of a series of bay windows reflecting the rhythm of the block. the proposed materials as shown on the mock up you can see the north point building. and panels both on the body of the building and the bay windows in a series of warm tones that reflect the block tones. they range from a lighter gray tone to a darker gray and creamy beige color. we have dark accents at the windrow and trim and it's a base of concrete. the larkin street building has similar materials but just uses two colors with the ground floor with raised residential stoops off the streets and happy to answer questions about the project.
