2 shed and possibly -- pier 27 shed and possibly a portion of the pier 29, although we have received no site plans from the authority at this point. the authority would then contribute approximately $7.5 million to this project primarily for demolition and shore side power modifications. this potential budget solution provides two potential advantages. one, to relieve the port from financing an entire cruise terminal project in consideration for the authority's use for a preprescribed amount of time under a license. and two, to accelerate the design and construction of the core and shell of the building for the cruise terminal. again, there are many important details that need to be worked out in the coming months if the america's cup comes to san francisco. we have lots of concerns, including one to complete a detailed design and implementation plan to integrate the port's mission to build a cruise terminal with the authority's event needs. again, we have not sat down with the authority to really -- with respect to project teams, to actually figure out what they want or how they wan

27 all the way down to the end of the pier. next slide, dan. as you know already, the plan is to demolish the front of the building to create the northeast wharf plaza, which will be the next significant civic space in san francisco. and then behind that towards the water will be the cruise terminal. what you see on the screen is scheme a and b. scheme add looked at reusing the existing shell, and scheme b looked at using a new building on the side. the existing shell did not offer us much of an opportunity to do a green building because it was not environment altight. also, the g.t.a. that we could provide with the new structure was increased in size. this reduced traffic impacts during some of the larger ship calls and was a significant motivator for choosing the newer scheme. so after feedback from the cruise ship industry, we looked at the larger option. dan, shift to the next scheme. which makes the overall building longer. so it encroaches slightly into the plaza area, and it gets longer towards the part where we allow tr

this is about $50 million for pier 26. we would use the same kind of structure and bring this all back to you through a feasibility and review by the budget analyst. they would have to make all of the improvements as part of the deal because once you start work of that magnitude, you will trigger seismic load requirements. these for unfunded in the capital plan. prior to the america's cup discussions, we have no development for these sites either. there is available tax credits to help some of the costs here. we think it would be fabulous to save these historic resources. >> procedurally, these are a late comer to the whole equation. did -- that is a formal recommendation to the staff? >> there was already some interest in the waterfront alternative. we rewrote the city agreements to consider those the new sites but we did not have an opposite team to negotiate that version. in doing that, we took out a 20-acre development site. in removing 20 acres, we thought it appropriate for the city to be willing to offer another sma

starting with piers -- i will mention pier 80, which is on here, but you cannot see it. this is the chime iran that is a marvel of technology. that won the 33rd america's cup. they would like to bring it here and how's it at pier 80, possibly for fleet week and others, and you can appreciate that the wing is so large that it could not fit under the golden gate bridge, so it will be brought in on a boat, and this will be yet another signature opportunity to showcase the technology on the bay. pier 80 would be used in some of the world series events in 2012 leading up to the america's cup in 2013. starting with 30/32, this would be the area where the race soon the kids would be located. each of the competitors, and they hope to have eight to 10 teams competing. the adjacency walleye is where the tv compound would be, the media center. also, moving to the north, 28 and 26 would be hospitality, and possibly also some media in here. these are concepts. this is ideally what would go into these uses. this is part of our proposal. we will work with the team to ensure that each o

commissioner alioto-pier. commissioner alioto-pier: thank you. one real quick question. commissioner maxwell is correct in that this would give funds to the transportation system here in san francisco. the question that needs to be asked is where is the mta on this? how would they combine their resources to figure out what is best for san francisco? do they have an official stand on congestion pricing? $60 million to $80 million for one area is a lot of money. >> commissioner, what we are proposing would certainly dedicate a nice amount of money to the mta and transit in general. i guess the caveat is it would not be just the mta for the reasons i explained earlier. we are at a stage where we are bringing this to you. we have had mta, or participate in the study, but again, we are talking about a feasibility study. we have not sat down to design a particular transit line, but let me give you a sense as to how that might happen. they put on 17 new bus routes. that is the kind of message ultimately we want to give the general public, of course, and the operators themselves
