when it is plan was aproveds if 1997 and the plan included pier 70 and within the pier 70 plan, the 69 acre theres was a 12-acre opportunity site that was included in that original plan. this shows earlier was a 1990s view and you can see in the mission bay area how little development there was. and then the next slide you can see with pier 70 and the foreground how much new development there was. but when you go back to the slide from the 1990s, when the plan was adopted in 1997, it sort of kicked off the development process for pier 70. and we actually issued a rsf and 2,000 for the development of the 12 acre opportunity site. two developers were selected, aand b, and then the san francisco art institute. but neither of those developments went forward. >> and in both cases, the developer has indicated that the projects were not feasable that the air was not ripe and it was too isolated. we began negotiations in 2004, th explore torium about moving to pier 70. again those negotiations were not successful for a lot of the same reasons. it found that the two isolated and as we know now

the pier item was bid out under the fourth amendment to the turner's pier cruise terminal contract. the total project is $1.3 million with $1 million going to a local lbe construction contractor, which is the sacker company which is a subcontractor to power engineering. so, we're really very pleased about that, and this is the project that's been on the books for a very long time and my kudos to everyone involved, which is too many people to mention. thanks, very great view of the bay there. motorcycle parking will be restored by the end of the month, which is something that people are concerned about. and from this hopefully we'll be able to restore the seating area as well. lastly i wanted to report on the grateful americas conference that occurred may 11. pete daly traveled to port commission with willie adams. there was a record attendance of 12,500 participants and the portmanaged, manned i guess is a better word, an exhibit for the couple of days during the conference. metro ports which is our steve adore company, had a boost and we hosted a cocktail reception for our key supp

if you look at the conditions at pier 70. not just the basic layout and its less than ideal structure for supporting this operation, but if you look at some of the actual physical conditions, there's significant flooding where san franciscans are having to wade through to get their vehicles. the facilities for the employees are not ones we would generally accept for our own employees. these are good union jobs and people working in conditions that i think any of you would find are inadequate. so while we are paying less at pier 70 than we would be paying at bayshore, again, this is fair market value by independent appraisal and future uses we bring in will help amortize some of that cost. the next point the budget analyst raised is -- this lease is more expensive than purchasing. again, that is absolutely correct. it is absolutely correct. however, we don't have a purchase option. we did -- we were interested in purchasing this space because we can't move that fast in government to do large real estate transactions. we are un
