had to seek exceptions to for the pier 27 project. essentially the planning studies that are required really focus on four specific areas. one -- actually i will start with the second bullet first. the replacement of open water basin between pier 35 and china basin. because there are attributes about the pier 27 project that do not meet the open water basin requirements within that pier 27 area we're required to work with the community on a public process to identify a replacement open water basin between pier 35 and china basin channel. one of the other requirements of the study is a third bullet down, the capital strategies for embarcadero resources and involves a survey of all of the historic piers within the embarcadero district to identify what their condition is and the priority for either rehabilitating repairing them or removal of them and this would address some of e interest in removing fill in the bay so they have an interest in having the port really identify what their outlook is and it will involve also a financial strat

the pier item was bid out under the fourth amendment to the turner's pier cruise terminal contract. the total project is $1.3 million with $1 million going to a local lbe construction contractor, which is the sacker company which is a subcontractor to power engineering. so, we're really very pleased about that, and this is the project that's been on the books for a very long time and my kudos to everyone involved, which is too many people to mention. thanks, very great view of the bay there. motorcycle parking will be restored by the end of the month, which is something that people are concerned about. and from this hopefully we'll be able to restore the seating area as well. lastly i wanted to report on the grateful americas conference that occurred may 11. pete daly traveled to port commission with willie adams. there was a record attendance of 12,500 participants and the portmanaged, manned i guess is a better word, an exhibit for the couple of days during the conference. metro ports which is our steve adore company, had a boost and we hosted a cocktail reception for our key supp

parking for the project is part of the pier 70 wide strategy. in the strategy we believe we can provide that in lots and on the street but in the longer term it's part of the plan. they will work with the shipyard systems because there is still electrical power through there and we need to come up with the best way to align that and keep the lights going and have something new happen and the orden group will collaborate with them and working with the shipyard and the port and all those efforts. our next steps go to the board for the endorsement and the finding that's it's fiscally feasible and a good business deal for the city to move forward with and launch into the next levels of review. we will refine the project and that coordination and further project review. we hope we're here in january for the lease approval and we hope to get the construction going not long after and that's the overview. i am competing with playoff games and other things so i went quick and i am open to questions and i wanted to thank and congratulate the orden team fo

if you look at the conditions at pier 70. not just the basic layout and its less than ideal structure for supporting this operation, but if you look at some of the actual physical conditions, there's significant flooding where san franciscans are having to wade through to get their vehicles. the facilities for the employees are not ones we would generally accept for our own employees. these are good union jobs and people working in conditions that i think any of you would find are inadequate. so while we are paying less at pier 70 than we would be paying at bayshore, again, this is fair market value by independent appraisal and future uses we bring in will help amortize some of that cost. the next point the budget analyst raised is -- this lease is more expensive than purchasing. again, that is absolutely correct. it is absolutely correct. however, we don't have a purchase option. we did -- we were interested in purchasing this space because we can't move that fast in government to do large real estate transactions. we are un
