and the third pier at the northeast corner is a pier for ferry service, inner bay ferry service. there is a considerable amount of maritime access developed along the northern edge of the site. in terms of the northern edge you can see some of those docks now. there in the middle is actually the fire department which is incorporated into these northern edge. we wanted that edge to be kind of a working feeling like some of these working piers that we find in san francisco. if you look closely just next to that little green area there with the stairs up, there is a little red dot. that's actually a window. we're working with the fire department so you can walk by and look in and see their fire engine which would be a lot of fun for people. the fire engines don't use the pier edge. they actually come in and out of the service exit that everyone else does. although the pier edge is available for emergency use at all times. there is a gabian wall that collects stormwater at the end. we're looking for [speaker not understood] quite an environmental sensitive building. oh, ghosh, i gues

again see the bridge pier in the distance. there are a number of landscape features that help with the land areas. there is a wonderful view looking from the edge where reds is being moved to. we've worked together with the owners of red see to move their facility as tilt from the north side of the pier to the south side. we've introduced a park with wood surfaces there. here you can see the open assess ramp leading up to the viewing areas on the side of the building and with the retailer areas of payment trees with the plazas a. this is a view looking from the stairs the off to the southern portion of the pier and on the left side you you can see the promise thank you musical group and adopt on the bottom in the lower right. i, see a few umbrellas that's indicative of a farmer's market that can take place on the bay. so a number of activities can occur in this particular portion of the project. this is also when it's quiet in the morning this is a nice enough on the south side of the pierre with the promenade leading you for

pier 30-32 is a derelict abandoned pier that burned down in the early 1980s. there was a wall on the waterfront there. it was a dilapidated pier that [speaker not understood] navigation abandoned in the 1970s when they moved to oakland. that pier burned down, we ended up with a parking lot, an occasional event center for tented events and ceremonial berthing on the east side. what a fantastic spot to build a new event center arena for san francisco. there's been a lot of talk in the presence that there's support for the project, but somewhere else. where is that somewhere else? during the jordan administration, i worked with the then warriors ownership to identify sites in the doubt and south of market area to build an arena and, in fact, the planning commission was in early environmental review for an arena project at main and fulton, a site that doesn't exist today. nor do any of the other blocks south of market exist today for a use such as this or other locations that have been suggested or just too small to accommodate the use. this is the right project i

also my projections are not assuming new revenue from pier 31 or other enhance /-pls. it's quite possible that this financing plan will keep our bonding capacity neutral or even grow it. right now it's closed to use so we're looking at a project to repairs roof and /truss and provide public access that would allow us to release it for light industrial uses. we're showing that we could immediately pay the debt service on that initial investment and that pretty soon into the life of the asset start generating revenue to cover debt coverage and generate net new revenue. so we're looking at just releasing for endust /traoel uses if we also include an office component. it could believe quite a good investment for the port so engineering is doing additional due diligence on the facility at the point. so as far steps we'll be introducing this to board of supervisors next tuesday, we'll be going to the capitol planning committee for review and approval. we'll be coming back to you to update our tariff to include cpi adjustments and also the recommended passenger facility charg

this ramp here which touches down on the pier is an accessibility path to get up to the /srepbl ewe plaza and it lets you out right at the /phaeupbl entry of the ticketing area. going now back into the retail component and to the embarcadero first thinking about the scale of the retale, we look at pier 2 8 and 26 and -- this is a similar view-so that was from the north locking south, this is from the south looking north. you see reds in its new lo /kag. you can open [inaudible] as well as providing some exterior /stpaeus on the second floor of the retail in that location. you see sort of in the background the arena on that transparent moment of the arena sort of -- you can be led /raoegt up to that through this sort of palm grove and through the grand staircase. so this is interesting, thinking about the scale of the retail, we wanted to figure out a way of relating the scale of the arena to a /tphoepbl structure. so the closest thing we came up with was the at&t ballpark. so the next couple of viewpoints i'm gonna show is from the same distance standing on the street with a camera trying
