this is a very, very long pier when you compare it to other piers. so, there's an opportunity here that we think doesn't exist in a number of other projects that are maybe not quite of the same scale. we're providing office that would stretch for the latter, it's called three quarters of the pier. and we see that happening on first and second floor. we're looking at building mezzanines. so, the first floor is a mixed use component, public access, the docks, the retail at the front, and then office at the rear of the project. we think this is a really unique approach to putting the second floor in. if you've been in the building, it has a very tall clear story in the middle of the building. so, rather than pulling the mezzanines out to the glass line, we're helping to pull them into the middle of the building and build atriums between those mezzanines so we take advantage of the tallest part. and we don't push out against the glass line. we're going to enhance the transparency of the exterior of the building by not putting a floor right up against the

you could see people behind -- at pier 27, 29. you could see people around pier 29 and fisherman warf and watching the race. a stream of people coming on the non race days so eve opinion dprat -- graph gratified. dominating in natural courses and the port's property including our port of san francisco sign on our terminal. we're glad we're been able to participate. it was populated if ever by the public in this way. really excited about that. the bike lane has proved successful in some ways. it's hard to measure just kret. he pushed hard to have the bike lane to be for two way traffic. the bike lane is open to two way traffic. there's signal to if you were riding your bikes you would come off which would warn you when to go into an intersections depending on how the lights have changed. we've found through the reports of the americans cup event authority that the bike line lane lanes have produced so many people. they were happy this was a successful way to get to see to the america's cup at pier 27 through 29. on the non weekend

pier 40 at harbor and pier 1 and a half next to our office. shortly after we put it out, it was approved. tide line ink who was been successfully operating for the last year and another company called san francisco water taxi out of pier 39 who will commence operation in the next ten days just having purchased two boats that are docked at pier 54. tide line has been the first company to really dip their toe into the water and they've had very good success. they've been -- they've been making significant progress in establishing a viable water taxi service for san francisco in an unproven market. they have taken nearly 3,000 passengers in and around san francisco providing services 24 hours a day, 7 days a week and they've had 700 calls into our facility. it's a great service. if you live in marine you can take the boat and end i in pier 1 and a half and have dinner at our restaurants and go back to marine or vice versa, if you live in the city, you can go over to sams or jacqueline square and have dinner. tide line along those lines has negoti
