in 2017, the puc commission approved an agreement allowing the puc and the developer to pursue a purchase and sale transaction for the property. the p.s.a. said they will purchase the parcel for $11.4 million by december 2022. the purchase and sale agreement includes a close of escrow by december 2022 with initial depopts prior to closing. at the close of escrow, the developer may elect to have the city carryback financing at a 3% interest rate. portions of the site are subject to the 2012 access easement agreements between the puc and city college. to develop the project, the original access easement agreements will be amended to allow the widening and new right of way. the sfpuc will maintain a parcel with certain surface and subsurface water transmission lines that belong to the puc. the puc is creating a 20-year open space license to the developer for the benefit of the general public as showed in the general master plan. to the next slide, please. the puc is obligated to obtain fair market value for the sale of the property and relies on certified appraisers for the fair market value

happening today the california puc will hold a public virtual meeting with pg&e talking about planned power shut offs. the public safety pour shut off event are meant to be a lost reserve wave -- [ indiscernible ] pg&e already says it wants to limit the number of people safeties this year while also following all of the safety protocols to prevent a wildfire. >>> in southern california as many as 500 homes right now are under evacuation orders because of this. a fast moving brush fire. its called the lake fire. its in the angeles national forest near lake hughes. that is north of los angeles, north of santa afternoon. it went from 400 acres to more than 10,000 acres in just a couple of hours. the latest updates show firefighters say the lake fire is 0% contained but no buildings have been burned or destroyed by the flames as of yet. >> the area around lake hughes road on both sides of the canyon fire grow rapidly from 100 acres to several hundred acres and quickly to several thousand acres. that prompted a number of road closures and evacuations in the area. >> it is huge. an official
