there's another 463 million dollars in what we call conditional seismic work and that may or may not be required to be made over the 10 year period. so as such we treat it, we show it separately but we don't add it into the total need and i'll talk a little bit more about what triggers seismic. in the pie chart it shows a breakdown of those elements again as maintained in the data base for state of good repair, our 1.6 billion dollars is broken into the three elements, the backlog, which essentially equals our deferred maintenance, what's already on the books, what we haven't done, it's not the same as the capital appreciation number that elaine referred to. in fact, this number isn't part of hers, hers really reflects the next item, which is the renewal. so as we go forward over the next 10 years we expect some systems to wear out and have to be replaced, that's what the renewal costs represent, costs we will incur for our existing facilities as they age and as they require repair or replacement. there's also a category called one time. these are non-cyclical items, i'd note that fo

we've met our seismic upgrade goals for the project. the green are the projects under construction. you can see the tunnel and the bay tunnel currently in construction but we are about 90 percent complete on both projects. we still do have a few projects in the peninsula that are still under construction. again, the bay tunnel, we hold through again last year and the pipe is placed into tunnel and it's pretty exciting to see this tunnel come to shape and it's going to be quite a remarkable accomplishment when we see this go into service this fall. i must say, the biggest challenge of the program going forward is the calaveras damn replacement project. this project you heard about in the past is the largest project in the program one of the most complex. in 2012, we discovered an ancient landslide during construction that increased the amount of volume needs to be excavated by more than 3 million yards and you can see the an excavation being made. there is a large cut that is about 500 feet high that you can see. to date we have another 200 feet to go to the bottom of the valley. in

seismic up grade beta vision pipeline three and four. the good news about this project as you may recall at the last meeting that was reported there were concerns regarding an additional fault discovered during construction during the excavation for the pipe. seismic geologist have investigated those areas and found them to be inactive and there are no major changes to the project so very good news. this slide shows the excavation for the articulated box structure that will go in the ground. the slip joint is currently being fabricated. this is a rendering of a slip joint. it's a one-of-a-kind joint fabricated in texas and will be ready for pick up by the contract or m march of this year. moving on to crystal springs san andreas. there were some delays in construction of this project. the major challenges going on are working on issues with the contractors as we bring this project to completion by this summer. lastly, i would like to say that the tracy water treatment project is going extremely well. we completed a major shutdown last fa

while it included seismic retrofit before, i was curious as to what it's been like over the last program started. >> sure. what we had to do was adapt the city's green finance program through several pieces of legislation and the approvals were predicated upon one another which is why this is the fifth in a series of ordinances that have come before this committee. the purchase is to get people together into a pool of buildings. so, we have a dead line r line we've established by april 18 ferment so members that want to qualify for the first pool of financing have to complete an initial application which we've done with the department of environment and their assistance. that information would be submit today their quick safety implementation program and all these properties are pooled together so we can come up with a total dollar amount that needs financing. from there we'll have to vet the applicants to make sure they qualified. from then the bonds will be issued and sold to the investors and we would have a pool of financing to offer very low interest loans to folks over a long term.
