sent out an article that was on an online news organization vehicle called 48 hills on line and why sf city can't protect us from office encroachment about the why to convert pdr if the office meets certain requirements and what struck me about the article it felt like we had been significantly lied to 0 by the project sponsor about whether or not the particular building as 660, third street it was going to be converted into office it had been office for 20 years and there was no recommendation of that in the staff report that the building was empty at the time and within a couple of weeks there had been many tenants in the building that had been there a lot longer than that that actually brings up a big concern because it also meant that the staff hadn't verified and done their due diligence to let us know that we should be paying attention to the fact that there were violations on this building because office was not permitted in that building it had been used that way since 1994. that was a concern of mine and let me see. i mean it's the bottom line about that there isn't, you know, we g

that has been a true partnership throughout the city with the arts commission, dpw and sf puc. it is a privately funded project. on december 12th we are exciting that we'll be opening the rehearsal hall which is also a public assembly facility. the san francisco sympathy put $1 million into that facility to get it #3er789d -- permitted for public assembly for rehearsals and performances. the next one is april 30, 2014 , of the seismic upgrade and improvements project. we will actually fully 100 percent complete that job on july 1st, of 2015. in july 2015, the war memorial will relocate back and as well as the sf arts commission. on september 1, 2015, the opera will complete their $18 million improvement project to the veterans building fourth floor which will include two new venues on the fourth floor. these are going to be small venues that we will make available to small arts groups and we do plan to do that in partnership with the arts commission again now that they will be in our building. also, on september 1st, the herbs theatre and green room activities will commence fol

this is speaking a little bit more within the sf mta and other city partners. since i came to the mta and since we had the audit results we've been working to strengthen systems and processes to make our capital planning and analysis that really feeds the project delivery process much stronger. we have a series of planning documents that i think are much better to find -- defined and vetted than in the past and put a lot of processes in place to keep projects on track, to manage scope crepe or schedule or budget crepe. and are really approaching things in a more systemic way and a lot of systems that help us approach and track how we are doing and make sure the projects don't get offtrack. these are all leading to better outcomes when we get to doing the project of the deliver process. we started a funding project predevelopment phase. this is almost a lesson we learned from the city's capital planning process and geo bond process and in the old days you estimate a number, put it out for a geo bond and go for the voters and what will end up needing more funds b
