so, my concern is with the development on 25th and -- 26th and shotwell. as you heard before me, the bernal dwellings are one block away. between the bernal dwellingses and the site for this new building, affordable housing, are over 100 units that mr. gaehwiler built a few years back on mission and cesar chavez is another over 100 units of affordable housing. * between mission and south van ness there is another huge complex of affordable housing. i think our little area has had its share of affordable housing. i don't like how the city tiptoed around taking all the affordable housing owl of the complex on mission street and moving it into one area. i don't think that's correct. i think that it may seem like a little hanky-panky going on they were able to trade-off. that way they would get all the units on mission street at market price, and yet our little area on shotwell and 26th, we'll have to deal with another affordable housing. i don't know if this is rental, if it's purchase. we haven't heard anything about what kind of affordable housing this is.

, on 12 94 shotwell, might not have been as much discussed in detail as those residents in that area have come forward to fully support what is being done here. i think the commission, as commissioner wu just summarized, is one which the commission itself is very concerned about and we hope that you all find common ground together with how we are taking the full weight of the subject matter, and we all find your support for the project. i want to go through some aspects which the commission has not yet talked about, and that is basically the specifics of the building. i feel that many of the other aspects have been well addressed, but i want to be the one who will raise two points. i believe that the cultural relevance of the project was very thoughtfully described as it refers to fabric and basket and arts and crafts and weaving. on the other hand, one can't help but think for a moment that we are talking about a piece of look-at-me architecture [speaker not understood] which is generally low key and more for everybody. the architecture as proposed is so strong that while it complem

housing requirements would be satisfied through the land dedication of 1296 shotwell street to the mayor's office of housing. the project is also seeking an in kind agreement by the portion of the eastern neighborhoods impact fees which will be brought forward to the commission at a later date. further rehabilitation of the new mission theater, a proposed project includes exterior and interior alterations and changed use from single screen to five screen doing business as alamo house cinema. [speaker not understood], subdivision of the main auditorium, it's a five theaters and electrical and plumbing upgrades. on december 19, 2012, the project received a certificate of appropriateness from the historic preservation commission for exterior and interior alteration to the new mission theater. in addition to the 12 letters of support included within your packet, the department has received 32 additional letters of support since december 21st, 2012 which have been provided to the commission. in total the department has received 34 letters of support in support for the project. the department ha
