in the east soma neighborhood, shown in the blue outline. directly to the east, marathon plaza, an office building. to the south, a smaller office building. to the north is an at&t switching facility, and then the buildings to the west are residential with blue to the north and 77 dow to the west. the site is currently a parking lot. it is fenced on all sides with curb cuts from second street. a view looking west on dow place, and looking back out towards the city and then from second street towards the site, the site shown in yellow. the proposed massing of the project is completely compliant with the eastern neighborhood guidelines, features a slender 60 foot wide tower on second street and horizontal podium along the west to the site. diagram shows the podium has been significantly set back and shaped to comply with the 45° sky plane requirement. and the vehicular circulation and loading to the far west end of the site, eliminating the curb cut, and handling trash loading and other service in the building. so one of the happy results of t

this was subsequently increased to $20 million in the 2016 draft central soma plan. that was based on staff understanding of the overall community needs at that time. that was the amount that was ultimately adopted at commission, planning commission and forwarded to the board. i will note that in the 2016 plan, there is $20 million in historic preservation benefits to a t.d.r. program. $45 million for programming and capital facility to support nonprofits, which could also go to arts and cultural organizations, and $180 million to preserve and create production distribution and repair space. it could also be used by arts organizations. once it got to the board, at the july 23rd land-use and transportation committee, as you may be aware, supervisor came did introduce some amendments to the benefits package to create a new 10 million-dollar pdr relocation fund. this would be to support p.r. businesses in the area and to mitigate the potential impacts of displacement as the neighbourhood redevelops. as you are probably also aware, supporting p.r. businesses in the area
