[laughter] >> i was going to let you answer that. >> it's been over a year. our moving date has been pushed back. materials, construction companies. it will happen. meantime, we are in a we work with lots of slices of miami life. i've seen tons of people. it's an introduction to miami business life. i'm struck by the energy, dynamism and positivity. i'm excited to move to a permanent space. >> we've had cycles of development that span a decade. the inventory of product currently is limited given the fact we've had 2.2 million square feet of space leased by 350 companies in the last 2.5 years. spectacular growth. we are hungry to make sure this development happens. >> does that give you comfort? >> i'm told 2% of square feet in commercial space versus midtown man

look at south florida, people tend to vote more republican. over several generations latinos become embedded in southern life. they like small taxes and no regulation, so they vote republican. in terms, the social fabric, one thing that occurred to me, look at the lost cause, the memory of the confederacy that was embodied in the south in so many ways, the confederate flag, the king of dixie, the monuments, what does all of this mean to a latino? it does not mean anything. that is going to really shake up the mental workings of the south. whether people start voting or going to meetings, there will be a new perspective. that is one of the most exciting things. they will blend with the old and change. they have gone through traumatic periods of change before and this will not be as bad as what they have gone through. >> would you be willing to share some strategies you used to succeed to publish your book while balancing your university duties? >> i am not teaching anymore. i started the book when i was teaching. it is a challenge for all of us

by later on this afternoon, heavy rainfall and flooding all the way from jacksonville down to south florida. there may even be a few tornadoes embedded because the storm is spinning so much. this is a nor'easter without snow. it's just not cold enough. there's no snow on the backside of the storm to put down nor'easter-type snow. but we'll get rain, we'll get the wind, we'll get the surge, we'll get windment coming on shore pushing that water on shore and causing beach coastal erosion and sol of these bays, rivers andest wares will be flooding for sure. so yes, rain today. look how much rain in the carolinas tomorrow. 4 inches likely of rainfall. on top of those mountains, that water has to go somewhere. it will try to slide back into the ocean, but it's going to take time doing it. there's going to be flooding here. 2 to 4 inches all the way up into parts of atlantic canada. there maybe even some wind with gusts 60 miles per hour. that will bring down trees and it will bring downpour lines. and some of these spots will have gusts that will be tropical storm force without a doubt. that coul
