this is more a traditional hotel then a sro which the others are more traditional sro building.pliant restrooms not every unit but many of them. this is the most ada compliant building i believe in the portfolio and offers a huge resource for mobility impaired folks to come in. it is also a incredbly desirable placement. the minute the homeless outreach team gets a referral to the cova this is filled. this isn't like you are asking to take. they want this placement and it is i asked our program director yesterda■q i was like it is 96 percent full, where is the 4 percent? it is just turning over the units. the room somebody moves out, they paint and clean and turn it back over. that is what is taking the time. the only reason it isn't 100 percent full. ecs has been a really good partner stepping up and fixed from 24 program monitoring and working on the street conditions. we have more work to do but the city is investing a ton of energy in the tenderloin now in termoffs drug market and think we can make this better and ask for the time to do that. i also ask for the time we need

sro unit would be a great source for us to support the sro stock in san francisco, which often lacks that kind of operating subsidy, so we want to push the envelope on that, but there is negotiation with hud that needs to happen. this work of deepening understanding of potential for acquisition and preservation will happen in parallel with our moving this initial primarily new construction cohort forward. so, in summary, faircloth to rad is new hud program. relatively limited examples of utilization of in practice faircloth to rad across the country given complexity and the need to in general leverage significant local subsidy but it represents a powerful funding source to support the city's affordable housing, both its portfolio of affordable housing and the pipeline of affordable housing. the rad subsidies can improve cash-flow and off-set city soperating subsidies and the rent augment as we talked about as this double whammy where we can leverage outside capital and debt to reduce the city's contribution. with that, i'll close my remarks. again, appreciate your bringing attention

second measure is the second measure is, a measure to house seniors and families that are living in srosose children, have the same outcomes as homeless students and despite the fact that we put this measure on, we delayed the implementation of that measure because of the fiscal crisis that we're in. so this is about this is about, you know, folks that are homeless and folks that are living in sros that are families, children's, and seniors, and even there we limited the cost of it and delayed implementation. so to say that that's on par with this is quite shocking. the next one is the nurses and the 911 operators. i think that's the right policy. i think this is the wrong time to put it in the ballot, and i never would have brought it forward. you brought it forward. choosing this time, even though you you will no longer be on this board, it is going to cost the city around $6 million a year. so it's not that 3.5, okay, 3.5. so even less. right? so it's a much lower value measure. and to me it's the right policy because we don't have enough 911 operators. it's not like firefighters wher
