a great experience the teatro zinzanni. i was a paying customer at teatro zinzanni for many times. that's why i had to work on the water front for many years. i want to say what a perfect place to send your tourist that visit your cruise terminal but with teatro zinzanni, it would be a great place to go. that's most of the reason i came down here. i enjoyed it very much and like the lady said about the entertainers, they are fantastic. the entire experience is unbelievable. you have to excuse my voice. sorry. anyhow, i just want to let you know that i traveled all the way down here from seattle, i don't do that for anybody, but i will for this place. this is the best thing going. i cannot believe that anybody would think of not having it here. think about it, that's all i have to say. think about it. a tradition that inspires eat teatro zinzanni every night. the port offers zinzanni to negotiate a lease in exchange for terminating our lease and recognition of status with good standing with the port as well as any contribution to the vitality of the water front. that was three 3 years ago. at the starting point of the negotiation, we met with a neighborhood group, port staff and historic preservation commission to get their input on the building design and use. out of those meetings the four fundamental suggestions to become the bedrock was the plan for the zoning limit on the height to build a beautiful circus to serve as a gateway to north beach and chinatown and comply with the planning policies of all the various reports on the northeast water front historic district which all encouraged a theatre, hotel, retail shopping and green space as appropriate uses of the water front. we took all those requirements and suggestions and revamped our plan in order to come up with the right planning process so it could is survive into the future. we

i'm excited about teatro zinzanni coming back. i think it was a wonderful addition to the water front and as we listen to everybody speaking so passionately. like commissioner said we'll get criticized no mary what -- matter what we do. i want to get an explanation of why it fell. i would like to get some information from the proponents and why it was a sole source. jonathan would that be you? >> yeah. again, this is an opinion from the standpoint i would say go things, one, when the port came to norm they had two years left on their term and they very graciously agreed to work with the port to go ahead and move. they had been a great partner in good standing commissioner. and san francisco really has to look at what was the purpose of sole source and when do we use it. i think norm can speak for himself but the fact of the matter if we don't moo -- move quickly, they are looking at sites across the country. if it's any sole source, it's on this particular spot. the fact of the matter was there was a hotel proposed on this site, i
