this is what we call the study area. it ultimately, the recommendations may be pulled and slightly from these boundaries, but we're looking at this geography. and the last time we played this out, first, in terms of growth opportunity and looking at the city's long-term growth projections, and looking at logical places to concentrate growth in this area. it is already a business center, residential mixed use neighborhood, but this is arguably one of the most trances-rich parts of the city, and arguably more transit rich than the financial district, with muni metro and plans to connect them up the middle. a couple of other specific reasons. one, a significant portion of the eastern sonoma was pulled out of the easter neighborhood rezoning. it essentially allows nothing except for industrial uses. there is very little development activity, and essentially that decision was the precedent to watching this effort, looking at rezoning in the planned area, essentially from harrison south. also, the redevelopment plan was sunsete

in regard to other owners and proximity to the area. i recommended proceedings is it is unnecessary for non- motorized transportation. no public or private facilities are in place in the public interest and necessity are furthered by this. secondly, just for context, to clarify things, you may have noticed in this morning's examiner a shot of " was purported to be area b to be vacated. this was not the area of hunt street. this lies beyond what this photo is showing in from third. here is an aerial shots, that view, was along this section. an area of the vacation is right here. we will see how it is disconnected from the rest of the grid. here is chief fields. >> think you for being here. >> thank you. i would like to tell you why san francisco fire department is looking forward to moving into the new fire station at 935 folsom st.. fire station 1 located at 676 howard st. is inadequate to meet the safety needs of the south of market and the tenderloin area that it serves. first, the station is poorly located, located at third and howard

the industrial area and housing that related to the industrial area. of course, that has changed. we have new thinking. this is the perfect link from downtown to mission bay. we're having challenges and this is a link between civic center, the downtown area, the retail area and we have to make sure that we do have a good job of lincoln is between the development in the downtown area. there is the importance of establishing where the bed rockets and making sure that we do whatever we can to anchor our construction into something that will move and transit is another important thing. i think that towns and street, 16th street, this is going further than cesar chavez. when you are leaving the station and you want to go to western san francisco, you will not want to take transit or go all the way back up to market so you can go the other direction. you cut the corner on townsend st. and that brings you to church and market. the same with 16th street from mission bay eventually bringing you to the mission district. those are important things to focus on for

these are the areas being reviewed right now. re a few other locations were considered, yet determined not ideal for playground. one was the sea wall lot. a committee vision for the northeast neighborhood waterfront, a development plan being developed through a coalition of community groups in 2011. it stresses the critical need for playgrounds along the northeast corridor of the embarcadero. unfortunately, the sea wall lots will need to release from the port authority. annual lease payments range from $40,000 per year to $115,000 per year. the area adjacent to the bocci ball court was also suggested that determined not ideal because of a street car turnaround. it is adjacent to a highly trafficked area. i should also note that because it is mostly a commercial area, there would be no eyes on the park, critical to park safety in the evenings. the design of the playground is supposed to be the following. this is rough and we will bring back a conceptual design for approval in the beginning of 2012. the proposed playground when the

this is a lot like the redevelopment area. it enables the capture of tax increments to fund public improvements on the waterfront and is a requirement of the host and a new agreement. finally, there would be concurrent approvals associated with the cruise terminal project that is planned and will be a major part of the america's cup village. there are a number of other city agencies that will act. i mentioned the planning commission and earlier will certify the ceqa document. recreation and parks commission would have to approve the use of marina green. david will show what some of the plant uses are there. there is a goal of having a helipad on treasure island, and the treasure island development authority board would have to approve that lease. the municipal transportation authority would approve the people plan, and the redevelopment agency would have to approve any potential ac-34- related activities in the area, and there are a few of those that are planned. the board of supervisors approvals are almost as lengthy as the p

and the jobs, focused around the downtown area, where the transit is probably the best in the bay area. moving back to the principles. on the notion of office development, we know the city needs new jobs for its existing residents. office jobs are expected to be the strongest growing economic sector in the region. the best job -- the best places are to put them near transit. placing jobs near transit is more determined is of transportation usage than putting housing near transit perry from the community's perspective, office buildings are last gentrified. the next principle is to support growth at an appropriate locations. san francisco is expected to increase its amount of technology jobs as companies move appeared to compete for urban-oriented workers. they want to be near the existing hubs. san francisco has high-paying jobs relative to education, with large will the pliers that benefit the whole economy. they want these inappropriate locations -- they want these in the appropriate locations. it will benefit all the spillovers. there is a lot of development potential for firms to gr

blue area is an advisory for the entire bay area. we will see some northeast and northwest winds 20 to 30 miles per hour at the sea level. but gusts up to 70 in the higher elevations. it's a beautiful dry short wave. look at that. you see it coiled up. not a lot of precipitation. but as it butts up against our ridge of high pressure, providing us with a sunny sky, it causes what we refer to as a pressure gradient and that is what indeed causes the wind. now, tomorrow with the increasing winds, again just a breezy start to your day downright windy this time tomorrow afternoon. the gustiest winds by tomorrow night. there's a look at your temperatures. 66 degrees in pleasanton and in san jose. warmer than today. temperatures very uniform across the bay area. the extended forecast, that high wind warning and the wind advisory. it's in effect all the way until thursday night. meanwhile, offshore flow contributing to nothing but sunny skies. a string of temperatures each and every day in the 60s pretty much across the board. so again, tomor

the marina is in this area here. you can correlate the advancement of the shoreline of san francisco with the potential for liquefaction. >> it is a perfect example. it is all sold and liquefaction. >> treasure island is unique. it was originally developed to be the location of the world fair with the understanding that once it was finished, that would become the location of san francisco international airport. it is 11,000 feet long. in those days, the thought that was more than enough to land any conceivable airplane. they thought it was ideal. they said that we have all kinds of sand out in the bay from the sacramento river. we will take the stand out of the bay and create this island. the sand is loose and below the water. it liquefied in 1957. it liquefied in 1989 during the loma prieta. it was similar to what happened in the marina. >> as they move along and developed treasure island, the developer also has to provide stabilization programs. >> the sand has to be strengthened so that it will not liquefy. the bui

we have team coverage of tonight's occupy activity around the bay area. we begin with ktvu's jade hernandez live at 19th and tel'graph, what is happening now jade? [loud noises] [inaudible] >> reporter: there are protesters -- [inaudible] the demonstrators are -- a lot going on out here. [inaudible] [inaudible] >> reporter: the protesters turned the corner at 19th,. [inaudible] we heard loud noises -- [inaudible] to bring their tents into the other areas out here. [inaudible] >>> obviously we're having some audio problems with jade hernandez, essentially what is happening is the occupy protesters had vowed to take over an empty lot there at 19th and telegraph, you can see by the pictures they already set up tents in the area. that is what they said they would do. the fence was placed earlier by police, but the fence has been torn down. some of the neighbors that live in that area say they didn't want the occupy protesters there. starting a facebook page. they planned to link arms, tried to surround the area to protect it from the campers. but that did not
