c-e-q-a, the california environmental quality act, requires that when a project is being reviewed, you whole of the action, quote-unquote, the whole of the action of the project all at the same time. otherwise, you can segment environmental review and the cases and the statute and the guidelines say that you should not, you know, once you chop up a project into pieces, each piece may seem not to have an environmental impact but you have to look at the whole. and what happened here was 10 years ago there was a proposal to build a home on this very small site in between these two very large historic buildings. one is an 1895 queen ann victorian, the other a 1906 combination of an edwardian and craftsman style home. one is listed and one appears to be eligible for listing. anyway, the siding question is a small lot that had a carriage house initially for the house on the corner of the queen ann victorian. and when the project was proposed, there was a lot of concern about it and there were fully discretionary review requests made to the planning department. that was settled at that time a

the california environmental quality act has been a very successful piece of legislation and it has made good projects better. and here locally cpmc is a prime example of that. it's a much better project now because of ceqa and the process. we've heard about the difficulty of building things in san francisco that is absolutely true. this initiative needs to be addressed. however, there are all kinds of reasons for that that don't have to do with ceqa. it is equally very difficult in this city to appeal a project through the ceqa process. the finding of information from the city is very difficult and the amount of time, shortening the amount of time and requirements make it even more difficult for people who are not professionals, for people who care about their neighborhoods to follow this process. so, i think this is one thing that has to be kept in mind. when ceqa was written specifically so that appeals are not based on whether you like the project or not, but they're very focused on technical technicalities that are very specific that you as an appeal appellant have to learn. so, the

the affordability of california as it relates to environmental issues weighs heavily on their minds and hoping that the e p a will guide worldwide standards and not just for california or united states waters. we were recognized over and over again for our new cruise ship terminal. we are there with port with doing what they call reclamation projects where they are building multiple terminals to immediate multiple demand of ships. it was san francisco that got the most kudos and we were very pleased to participate in a joint conference, with cruise, the baltics and from air from copenhagen to san francisco and it sold out. so we started a great partnership there. copenhagen does around 450 calls per year. we do 65-70. it was great to be invited to that. i guess lastly i would men mention that we had a chance to visit members including the architect for james arm an cruise terminal. it was great to hear from them and they have chose to do the project if they go forward but it's having changes in ownership. i don't know if there is anything i left out, i'm sure i did, but it was a very go
